uses, except as otherwise specifically provided in this
ordinance.
(1) A use that conforms in all respects to the require-
ments as to the use, lot size) location of main and
accessory buildings, frontage) setbacks and size of
main and accessory buildings, in Single-Family
Dwelling District I (First Single-Family Dvelling
District.
(2) Townhouses as hereinafter defined.
(3) Accessory buildings as defined in Section 2(3) of
ordinance number insofar as such buildings
comply with all provisions of Section 24A,
that no accessory buildings shall be used as
quarters.
B. A Townhouse is a structure which is one of a series of
units designed and used only for s -family
occupancy, ground to sky, with no entrances or
to or from adjoining structures, if any.
C. One or more townhouses may be located upon a building
as that term is hereinafter defined.

(1) Building Site is defined as any area of ground
in the District having a common ownership and
containing a minimum of 000 square feet.
(2) On any building site there may be constructed such
number of townhouses and accessory buildings as
shall comply with the open space and setback require-
ments herein specified.
D. Forty per cent ( of the area of each building site
shall be open space, free and clear of any structure
of any kind or character.
E. Building site coverage in said Townhouse

shall be constructed or erected within five (5) feet of
the front property line of any building site.
(2) No building or structure of any kind or character shall
be constructed or erected within five (5) feet of the
rear property line, except a wooden fence as hereinafter
provided, nor within three (3) feet of any side property
line; however, on corner building sites, no building or
other structure of any kind shall be constructed or
erected within five (5) feet of the rear property line.

(3) No building or structure, designed or used for a resi~
dence, shall be located within twenty (20) feet of the
rear property line of the building site or lot.
(4) All of the existing lots in said Townhouse Dwelling
District are declared to, and shall hereafter front on
Bissonnet Street and the setback requirements shall be
determined in accordance therewith.
F. The dimensions of any townhouse erected shall be such as
to provide not less than 1,2000 square feet of floor space
(living area), and shall be not less than 16 feet in width,
measured to include outside walls and one-half of common
wall between townhouses.
G. The parking of motor vehicles in said District shall be
controlled by the following regulations.
(1) Two on-property parking spaces shall be provided for
each townhouse or place of residence. Each such park-
ing space shall be a minimum of nine (9) feet by
eighteen (18) feet, and shall have means of vehicular

access to a street or alley, as well as maneuvering
areas, and each parking space shall be clearly out-
lined and marked on the ground.
(2) Said parking areas shall be paved with an asphaltic
or concrete surface, afford adequate drainage and
shall have bumper guards where needed.
(3) Parking areas shall be used for private passenger
automobile parking only, with no sales, dead storage,
display, repair work, dismantling or delayed servic-
ing of any kind. No mobile homes, with or without
wheels, and no trucks or buses shall be parked in any
said parking area.
(4) The on-property parking area shall be to the rear of
the front building line.
(5) The driveway or driveways for access to the on-property
parking area shall be not less than ten (10) feet in
width, provided, however, that such driveway or drive-
ways shall be not less than twent (20) feet in width
when the driveway distance from a dedicated and
accessible public street exceeds one-hundred ten (110)
feet. All such driveways shall be paved with an
asphaltic or concrete surfacing. The length of the
driveway shall not exceed five hundred (500) feet
from any parking space to an accessible street.
H. Each townhouse or residence shall be constructed fronting
upon Bissonnet Street.
I. Only the following signs shall be permitted in said Town-
house Dwelling District:
(1) Signs, for the purpose of identifying the property,
not exceeding six (6) square feet in area, placed
back of the building line or attached to the wall
of the structure, which sign or signs shall not be
illuminated.
J. If and when any townhouse is constructed on any lot, the
owner or owners of such lot shall construct or cause to
be constructed and maintained, an opaque fence or wall
along the entire width of the lot between the To~~house
Dwelling District and the Single-Family Dwelling District
immediately adjacent thereto, such fence or wall to be a
minimum of six (6) feet in height and a maximum of
seven (7) feet in height, from ground level.
(1) If, in compliance with the aforesaid provision,
the owner of said lot desires to build a wooden
fence or wall, said wooden fence or wall may be
located and erected on the rear property line of
the lot, subject to the rights of the city and all
public utilities to egress and ingress to the

five-foot (5') easement located on the rear of the
lot for the purpose of construction and/or main-
tenance of sewer and/or gas lines or poles
used for the rendition of public utility services
of all kinds to the public generally.
(2) in compliance with the aforesaid provision,
the owner of a lot desires to erect a masonry
wall, such wall shall be located and erected a
mlnlmum of five (5) feet from the rear
line of the lot.
K. If any townhouse should not be adjacent to the utility
easement at the rear of the such townhouse shall
not be sold or conveyed unless and until the ovmer of
the lot grants to the purchaser an utility
easement over and across any area between
such rear utility easement and the townhouse being sold.
L. The maximum height of any structure or building in said
Townhouse Dwelling District shall be two and one-half (2
not to exceed thirty-five (35) feet.
M. The partition wall or walls between adjoining townhouses
shall be of such material and construction to a
four (4) hour fire protection, as described and
under the National Building Code heretofore

N. In the event that a land area or in excess of
