NOTICE OF ZONING BOARD OF ADJUSTMENT HEARING
The Zoning Board of Adjustment ("ZBA") of the City of West University Place, Texas ("City") will hold a public hearing in the Municipal
Building,3800 University Boulevard,City of West University Place,Texas 77005,during a meeting set to begin at 6:30 p.m.on April 24,2025.
The hearing may be recessed and continued to a ZBA meeting set to begin at 6:30 p.m. on May 22,2025. The purpose of the hearing is to
provide an opportunity for all persons to be heard in relation to the following matter:
Address of the site: 4112 Judson St./4107 Emory St.,Houston,TX 77005
Legal Description: LOTS 6&11&Tract 7A in BLK 22 OF COLLEGE COURT PLACE according to the
map or plat thereof recorded in Volume 7,Page 7 of the Map Records of Harris County,
TX
Docket Number: 2025-0012 and 2025-0013
Applicant: Harvey and Collie Michaels
Action Requested: Requesting two variances:
Additional Details: Variance#1:
• The applicant has requested to remove a condition of approval on their
previously approved variance which exempts their garage from being setback
ten feet(10')from the front yard.The condition being removed states:
"Structure must be a one-car garage and may not exceed one story in height"
Variance#2
• The applicant has requested a variance of 674 additional square footage from
the maximum allowed 600 square feet of non-garage space in an accessory
building containing garage space, which makes an allowance for a garage
accessory building to contain 1,758 square feet.
Variance#2(A)
• The applicant has requested a variance of 2.9 feet of the required 7.9 feet of side
yard setback for their accessory building containing garage space.
Applicable regulations include the City's Zoning Ordinance, Code of Ordinances, Chapter 211 of the Texas Local Government Code and the
rules of the ZBA. The application is available on the city's website at www.westutx.gov. Additional details on such matters, as well as the
applicable regulations are also available for public inspection in the Public Works Center,3826 Amherst, West University Place,77005.Any
person interested in such matters should attend the hearing.
