Notice of Zoning Board of Adjustment Meeting
Notice is hereby given of a regular meeting of the Zoning Board of Adjustment on Thursday, April 24, 2025,
beginning at 6:30 p.m. in the Municipal Building located at 3800 University Blvd., West University Place, Texas.
Note: The Board reserves the right to convene in a closed session for any agenda item if the need arises pursuant to
authorization by Title 5, Chapter 551, of the Texas Government Code.
The subject(s)of the meeting on which the Board will discuss and take action are:
1. Call to order, notices, rules, etc. Matters relating to notices, rules and meeting procedures, identifying
parties, swearing of witnesses, etc.
2. Docket No. 2025-0012, regarding the property located at 4112 Judson St./4107 Emory Ave., Houston,
TX 77005(Variance).
a. Public hearing regarding an application for a variance to a amend Docket #2009-0005 to remove a
condition of approval on the previously approved variance which exempts the garage from being set
back ten feet from the front yard.
b. Deliberate and decide or take other action regarding the requested variance.
3. Docket No. 2025-0013, regarding the property located at 4112 Judson St./4107 Emory Ave., Houston,
TX 77005 (Variance).
a. Public hearing regarding a variance from the City's Zoning Ordinance, Appendix A, Article 7, Table
7A-4a, Garage Space Areas 1)to allow 674 additional square footage from the maximum allowed 600
square feet of non-garage space in an accessory building containing garage space, which makes an
allowance for a garage accessory building to contain 1,758 square feet and a variance from the City's
Zoning Ordinance, Appendix A, Article 7, Table 7A-2 Yards(or `setbacks') 2)to allow a variance of
2.9 feet of the required 7.9 feet of side yard setback for their accessory building containing garage
space.
b. Deliberation and decide or take other action regarding the requested variance.
4. Docket No. 2025-0014, regarding the property located at 2716 Pemberton Dr., Houston, TX 77005
(Variance).
a. Public hearing regarding an application for a variance from the City's Zoning Ordinance,Appendix A,
Article 7, District Specific Regulations, Table 7A-4a Garage Space Areas to 1) allow an additional
527 square feet from the maximum allowed 600 square feet of non-garage space in an accessory
building containing garage space to permit the existing garage structure to remain on site and in its
current form and a variance from the City's Zoning Ordinance,Appendix A, Article 7 District Specific
Regulations, Table 7A-4b Buildings 2) to allow 11 inches in height from the maximum allowed 25
feet in height permitted in the rear yard to permit the existing garage structure to remain on site and its
current form.
b. Deliberate and decide or take other action regarding the requested variance.

5. Meeting Minutes.
a. Public comments, if any, on the meeting minutes from March 27,2025.
Anyone with a disability requiring special arrangements to be able to participate in the meeting may contact
the person who signs this notice, below, in advance of the meeting, to allow time for arrangements to be made
as necessary. The meeting place mentioned above is accessible by wheelchairs by using the sloped ramp located
at the west entrance to the municipal building. Specially marked parking spaces are available in the parking lot
adjoining University Boulevard.
