Background Information
A variance has been requested for a
single-family home to allow
alternative front yard landscaping
and vegetation standards that differ
from those specified in the Zoning
Ordinance. Specifically,the
applicant seeks to use Blackstar
gravel and pervious pavers to meet
the minimum front yard pervious
area requirement. The Zoning
Ordinance requires that 50%of the
front yard area of a lot located in the
Single-Family district remain
pervious. Furthermore,it stipulates
that all pervious areas in the front
yard must consist of natural
vegetation or landscaped areas
designed to receive rainwater and
allow it to pass through or be
absorbed. The conceptual plan
submitted by the applicant includes a
circular driveway design,which
would satisfy the minimum pervious
area requirement through the use of
pervious pavers and Blackstar
gravel. However,the applicant
requires a variance for this concept
to qualify as an acceptable
landscaped area. Additionally,the
applicant has indicated that the
variance is necessary to implement
the circular driveway design, which

they believe will"relieve street
congestion and parking issues and
facilitate maneuvering and egress
from their property. If the variance is
approved,further modifications to
the current concept would need to be
made prior to City approval.
Specifically, changes would need to
be made to the position of the
existing driveway approach/apron to
meet the current criteria for a
circular driveway design.
3. Meeting Minutes. Approval of meeting minutes from Mateo Fisher moved to approve the October
October 24,2024. 24,2024,minutes. Second by Nikhil Nayak.

Motion carried(5-0).
