Goff and 'ti~!oss. dessrs. ~,lorris and r?.iggs were absent. ~~~'r. Henry Stein, 6.25 kercer Street requested the Board to recommend the issuance of a permit to rebuild a garage and hobby shop, The proposed building according to a plat submitted is to be 2G x I~0 Ft.; ha f of the space. to be used for a two-car garage, the other half to be used as storage space and a hobby shop. "~~o+.,ion by Mr. Moss, seconded by Mr. Goff that the Board recommend issuance of a. building permit to Mr. Henry Stein to rebuild a 20 x ~.0 Ft. garage and hobby shop; subject to execution of an affidavi t by jar. Stein that the building wi11 not be used for commercial purposes. Voting Aye: All Voting PtiTO; None ~:~r. Kriss Cloninger, requested permission to subdivide Lot 3, ftlock l~8, ''::"est University Place Second Addition in order that he might construct a residence on the `pest 75 x 150 r't. of said lot. ~~otion by 2.r. t1~~oss, seconded by hir. Goff that the request of l~r. Gloninger to subdivide Lot 3, Block ~.8, ~~'est University Place Second Addition into two lots of 75 x 150 Ft. be recommended for approval. Shipp, 3Q12 Oberlin, advised by letter dated April 19, 1951, that he desired to construct an addition d x 19 Ft. to his existing two-car. garage to be used as a play room for his two daughters. ~1r. Shipp proposed to screen the entire addition. kb~otion by Mr. PAOSS, seconded by Mr. Goff that the request of Mr. H. E. Shipp for perm-i_ssion to construct an addition 8 x 19 Ft., to be used as a play room be recommended for approval subject to verification that ~0~ of the rear yard area will not be occupied by the accessory building in accordance with area regulations as set forth in Section 26, Paragraph 3 of ?oning Ordinance No. 111. Lee Bond, owner of the N 100 x 100 Ft. of Lot 9, Block 17, V`dest University lst Addition appeared before the Board advising that he desired to construct a home on this lot and submitted a plat of the proposed structure. &~r. Bond proposed to construct the home 20 Ft. from the property line on Buffalo Speedway and 30 Ft. from the property line on University Blvd. It was revealed that homes fronting on Buffalo Speedway were constructed 30 F't. from the property line. ?~`otion by ?itr. P~1oss, seconded by Mr. Goff that the Board recommend that ?r. ~: Lee Bond be granted permission to construct a home on the N 100 x lOC Ft. fronting on University Blvd. with a set back from the front property line of 3d Ft. and 2U Ft. from the side property line on Buffa)_o Speedway far the house and. a 30 Ft. set back from the property line on Buffalo Speedway for the garage. Voting Aye: X11 Voting Noz None P.?r. R. C. P~eyer, 3020 ;Sunset Blvd., requested the Board to recommend approval for construction of a car-port to extend from the front of his existing garage to the property line on Rutgers Street which would be a distance of 18 Ft. A,otion by Mr. Goff, seconded by dir. ~~oss that the request of r~r. R. C. ?vieyer for existing permission to construct a car-port from garage to extend to the property line on the front of his Rutgers Street a distance of 18 Ft. be denied. Voting Aye; A11 Voting; No : None ?~~x. R. C. P,i~eyer then requested the Board to recommend that he be granted permission to extend. the front of the garage building toward the property line on Rutgers Street observing a ~ Ft. set back.. It was revealed that other houses and garages on Rutgers 5t, were as close as 5 Ft. to the property line. motion by ~~r. Goff, seconded by "fir. Moss that the Board recommend approval of bir. I~~4eyer~s reauest to extend the front of his existing garage to a point to be in line with existing buildings on Rutgers St., but in no case to extend closer than 5 Ft. to the property line.
