MINUTES OF REGULAR MEETING

The Zoning & Planning Board met in regular session Thursday, September 15,
1949, 7:30 P.S. at the City Hall, with the followin. members present: Mr.
0. C. King, Chairman, presiding; Messrs. Franklin C. Jones, Roy P~Ialey and
Duncan P. A11en. ~.~r. H. J. Chavanne was absent.
Mr Chas. Reynaud, Jr., appeared before the Board advising her Mother,
Mrs. ~ralter Lauer, had recently purchased Lot 1, of the Davis resubdivision
of Lot 6, Block 8, rdest University Place No. 1, located at the corner of
Brompton and Carnegie Streets, and requested that the 1350 Sq. Ft. building
requirements be waived and permission granted for the building of a IUUU
Sq. Ft. bungalow. This request was made for reason that the building space
on this 50 x lUU' corner lot is inadequate to construct a 1350 Sq. Ft.
residence without making it two-story. It vvas explained that Mrs. Lauer
has high blood pressure and is not able to climb stairs.
Motion by Mr. Jones, seconded by Mr. Allen that the request f or waiving
the 135U Sq. Ft. building requirements on Lot 1, of the. Davis resubdivision
of Lot 6, Block 8, Ndest University Place No. 1, be waived and building re-
quirements be reduced to permit Mrs. ~4~alter Lauer to construct a bungalow
with a minimum area of 1U50 Sq. Ft. for reason of the set back lines re-
quiring a 30' set back on Brompton and a 12' setback on Carnegie Street,
leaving a small building area on the lot.

~:r. J. L. Graham, owner of Lots 4 and 5, Block 41, y~'est University Place
No. 1 requested permission to resubdivide said lots into three as follows:
2 - lUU x 118' fronting on Cason Street; 1 - 82 x 2UU' in depth to front
on Rutgers Street.
Motion by dir. Allen, seconded by fir. Jones that Mr. J. L. Graham be granted
permission to designate the south 82' of lots 4 and 5 in Block 41 as Lot
4-5A; said lot to be 82' x 2UU' frcnting on Rutgers and that Mr. Graham be
permitted to observe a 2u Ft. building set back line on the property known
as lot 4-5A in order that a building would line up with his existing horr~e
on Lot 1t at the corner of Rutgers and Cason Streets.

Mr. E. P. Hayes,. 2620 Barbara Lane, requested permission to remodel his
lt3 x 16' two-car garage building with servants quarters above making a
building 2U x 24' to be used for two cars, storage room and wash room down
stairs and servants quarters consisting of living room, bedroom and bath
upstairs.
Motion by Mr. Allen, seconded by Mr. Jones that the request of her. E. P. Hayes,

2620 Barbara Lane, for permission to remodel his existing garage building
with servants quarters above be approved subject to usual affidavit being
executed.

I~rs. R. H. Cha Pell 11103 Case Street, requested the Board to recommend
approval of a proposed 1 x 18' extension to the existing garage building
to be used as a woodworking hobby shop by her husband, Dr. R. H. Chappell.
lotion by Cdr. Jones., seconded by bar. ~daley that the Board recommend appro-
val of the request for permission to construct an addition lb x 18' to
the existing garage buildinb for use as a hobby shop subject to execution
of the usual affidavit.

Mr. D. H. Feldman, owner of Lot 21 in Fairhaven Addition and Lot 2, Block
alt, Colonial Terraee Addition requested permission to resubdivide these
two lots. into three smaller lots. It was brought out ixz the discussion of
t'1is request that the lots would not contain a minimum of 5000 5q. Ft. as
required by the 'Lonin~p Ordinance of the City for a building site. No action
was taken by the honing Board.
dir. J. B. Brake, owner of Lot !~, Block 13, +yest University Place .First
.Addition, requested permission to subdivide this lot into two 5O x 200'
lots for building purposes, and that the 51~ brick restrictions be waived
in order that he may build a house on each lot using a minimum of l.~0~ stone
and remainder of shakes.
Motion by ~~r. Allen, seconded by dir. Maley that the request of ~Ir. Drake
to subdivide Lot lt, Block 13, +rest University Place lst Addition and the
request to build a house on each lot with a minimum of ltO~ stone and re-
mainder of shakes, be granted.
