MINUTES OF REGULAR MEETING

The Zoning and Planning Board met in regular session on Friday, April 22, 1949,
7:30 P.P~. at the City Hall with the following members present: Mr. 0. C.
King, presiding; Mr. Roy Maley and Mr. Franklin Jones. PGembers Allen and
Chavanne were absent.
Mr. 0. S. Hervey, 4235 Oberlin, requested that the Board recommend issuance
of a building permit allowing him to build a 20 x 20 Ft. addition to his
present garage. 10 x 20 Ft. of this addition to be used for storage of an
automobile and the other 10 x 20 Ft. to be used as general storage space.
Motion by bar. Jones, seconded by Mr. Maley that the Zoning Board recommend
that Adr. 0. S. Hervey of 4235 Oberlin Street be permitted to construct 20
x 20 Ft. addition to his present garage to be used for storage of an auto-
mobile and general stcrage space; subject to execution of usual affidavit
stating that .improvements will not be used commercially.

Mr. Henr J. Hau 600b Lake Street, requested permission to enlarge his
present 1 ' x 1 ' garage making it 25'7" x 18'10". h4r. Haury explained this
was desired to better accommodate his automobile and he wished to use the
additional 8' x 18'10" as a screened sun porch.
Motion by Mr. Maley, seconded by Mr. Jones that the Board recommend approval
of permit desired by i~r. H. J. Haury for an addition onto his present garage
in accordance with plans submitted provided proper affidavit be furnished
stating that this addition will not be used for living quarters or for any
commercial purpose.

B+ir. Fred L. Trube, 4140 Ruskin, requested permission to construct a dark
room in his garage as a hobby shop. The room would be only 8 x 10 Ft. insi~ze
the present garage.
Motion by Mr. Jones, seconded by Mr. Maley that the Board recommend approval
of the request of Mr. Trube for permission to construct a dark room inside his
present garage building provided this be used for hobby purposes only and not
commercially.

Mr. C. H. Seward, 6437 Vanderbilt, submitted a petition to the Board signed
by property owners in the vicinity of south z of Lot 11, Block 13, West
University Place First Addition, requesting that the owner, Mr. Seward, be
permitted to erect a five room residence on the front portion of his lot.
It was brought out in the discussion that Cdr. Seward now has a small four
room house on the rear of this 50 x 200 Ft. lot which he desires to use as a
dwelling in connection with the proposed new construction.

The board desired to postpone action on this request until a further in-
vestigation could be made.
r/ir. J. R. Ellis, ~t230 Rice Boulevard, requested permission from the Board
to build a play house for his grand-children on the rear of the lot at the
above mentioned address. The proposed structure would be 7' x 8' with a
3' x 7' open porch which would make an overall outside dimension of 7 x 11 Ft.
Motion by ~?r. Maley, seconded by ~rir. Jones, that Mr. Ellis be permitted to
build a child's playhcuse, overall dimension to be 7 x 11 Ft., on the rear of
the lot located at 1230 Rice Boulevard.

Mr. Carl Smith, 3833 Rice Boulevard, submitted a request for permission to
erect a building 10 x 12 Ft. on the east side of his existing 20 x 20 Ft.
garage, to b e used as a s ervants quarters .
Motion by Mr. Jones, seconded by Mr. Maley t~iat the Zoning Board recommend
approval of the request of Mr. Carl Smith for permission to construct a
10 x 12 Ft. building to be attached to the east side of the present garage
building situated on the premises and to be occupied solely by servant em-
ployed by the owner or occupants in the dwelling on said premises and that
said servants quarters contain no kitchen facilities; permit application to
be accompanied by the usual affidavit.

iVIr. C. N. Boone, 3739 University Boulevard appeared before the Board ad-
vising he had recently purchased Lot Block 9 in BYest University Place
First Addition and requested the Board to waive the 51~ brick restrictions
on this lot. Action on this request was deferred until a personal investi-
gation of the property could be made.
Motion by Mr. Maley, seconded by Mr. Jones that action taken by the Board,
approving the follo+ving requests on April 1, 2 and 11, be ratified:
Mr. Cecil Hilliard, 6l~16 Westchester - Approval recommended for permit to
be issued permitting construction of a 10' x 18' storage room on the back
side of an existing two car garage, subject to execution of affidavit.
Mr. T. L. Dorsett, 3902 Riley Street - A~oproval recor<~mended for permission
to convert an attached one car garage into a 10' x 18' wash room and erecting
a lU' x 12' addition to the present kitchen.
Mr. Windell H. Hamrick, 2815 Rice Boulevard - Approval recommended for per-
mission to construct an addition to his present home c~~~nsisting of tiro bed-
rooms and a half-bath comprising a total area of about 18 x 35 Ft. subject
to execution of proper affidavit containing provisions that no part of this
addition, nor any part of the present structure will be used as a duplex or
any commercial purpose.
