HomeMy WebLinkAbout03171949 ZPC Minutes`~ MINUTES OF REGULAR MEETING ZCNIN G & PLANNING BOARD MARCH 17, 19119 The Zoning & Planning Board of the City of West University Place met in regular session at the City Hall on Thursday, March 17, 11;9, 7:30 P.M. with the following members present: Mr. 0. C. King, presiding; r,~r. F. C. Jones, bir. H. J. Chavanne and dir. Roy Maley. Mr. Duncan Allen was absent. Mrs. D. H. L. Donoho, ~u5 Riley Street, appeared before the Board requesting permission. tc enclose the existing front porch of her home which would ex- tend the front building line of her house approxi..~ately 6 Ft. into the re- quired setback distance from the front property line. Motion by I++Sr. ~uialey, seconded by T,~yr. Jones that the request of ~"rs. Donoho for permission to enclose the existing front porch of her home be granted provided the enclosing wall does not extend beyond the present wall of the front porch. Voting A~•e: All Voting Pdo None ~J~r. R. H. Britain, 3212 Georgetown, requested permission to construct a car- port, playroom and a glazed porch in connection with his existing home and tyro car garage at the above address. D Motion by Mr. Janes, seconded by Mr. Chavanne that the Board recommend approval of Mr. Britain's request in accordance with plans submitted and that the B:zilding Inspector be instructed to issue a building permit; the Board finding that plans comply with the Zoning Ordinance and amendments. Voting Aye: All Voting No None Mr. P. R. Delgado 3815 Case Street, present owner of property described as west 2 ' one-half of Lot 11 and all of Lots 12, 13, Block 11, Collegeview 1st Addition requested permission to subdivide this lot into two building sites after such subdivision being described as follows: west 25' of Lot 11 and east 110' of Lot 12, Block 11; west 10' of Lot 12 .and all of Lot 13, Block ll, property fronting north 125' on Case Street extending back between parallel lines 11I~' for depth. Motion by Mr. Chavanne, seconded by Mr. Maley that request for subdivision of this property as outlined above be approved by the Board. Voting Aye: All Voting No None ,, .,, r Mr. Delgado`~advised the Board that he is presently residing in a garage apartment si#,uated on the rear of the tract described as west 10' of Lot 12 and all of Lot 13. Mr. Delgado assured the Board that the garage apartment was built prior to the passing of the Zoning Ordinance in the City of West University Place and requested permissio~~ to construct a five room dwelling on the front portion of said property and be permitted to continue use of the garage apartment in the rear thereof as living quarters for his Mather. and Brother. Motion by Mr. Chavanne, seconded by Mr. Jones that the above request of Mr. Delgado be refused in view of the fact it would comprise two complete living units on one building site which would be a violation of the Zoning Ordinance. Voting Aye: All Voting No None Mr. Geor e Shuler representin Mr. S. S. Boles 1810 Oakdale, owner, of Lot 2 , Block 19, Colonial Terrace, wr~ich is 120' deep on the east side and 88.l~' ""'" deep en the west side, and being b0' in width, requested approval of plans submitted for a home which would set back 1t7' from front northeast corner of ..,.-~ said lot and approximately 22' from the northwest corner of said lot, due to ,~~ ;,~ the odd shape. Motion by BIlr. Chavanne, seconded by M~~. Maley that in view of the odd shape of Lot 26, Block 19, Colonial Terrace, that Mr. Boles be permitted a set back of ~7' from the front northeast corner of said lot, as shown on plot plan submitted. Voting Aye; All Voting No : None Mr. F. A. Huweiler, 662 Rutgers, submitted a request on March l~, 1919, for permission to construct a garage building 24 x 20 Ft., l~.' of which is to be wailed on all four sides for storage of one car with shelving built along one side for general storage space, the remaining 10 x 20 Ft. to be supported by beams along south side with south side and both ends left open. The open 10 x 20 Ft. is to be used for storage of a small trailer, lawn mower, etc. Structure to be only one .story in height. Motion by Mr. Jones, seconded by Mr. Maley that action of the Board on March 11~, recommending approval of the request from Mr. Huweiler, be ratified.
