HomeMy WebLinkAbout08091962 ZPC Minutes~~64 REGULAR MEETING OF ZONING AND Pl~ANNING BOARD AUGUST 9, 1962 The Zoning and Planning Board convened in regular session on Thursday, August ~, 196?_, 7;30 P,M., at the City Hall., with the following members present; Chairman David Hannah; presiding; Messrs. Fitzgerald, Gill, Lott and Snyder. Mr. Vest was absent. Mrs, Opal K. Muhlhausen, 6601 Westchester, requested permission to sub- di~ide Lot 7, Block 9, West University Place First Addition into two lots; one lot, on which a residence presently exists, to be 100 x 100 ft. to front on Westchester, and the additional lot to be 50 x 100 ft. to front on Carnegie. Motion by Mr. Lott, seconded by Mr. Fitzgerald, that the Boyd recommend to the. City Commission that Mrs. Opal K. Muhlliausen, 6601 Westchester, be granted permission to subdivide Lot 7; Block 39, West University Place First Addition into two lots; 100`x l00 ft. to front on Westchester, and 50 x 100 ft. to front on Carnegie; subject to all setback requirements being observed and an easement-dedicated off the southeast portion of the 7_ot to provide the necessary utilities to the west 100 x 100 ft. por- tion of the lot. Voting Aye; All No: None- Dr. W. R. Schmalhorst x'720 Werlen, requested permission to install 220 v electrical wiring to accommodate an air conditioner in existing room Over his garage, stating that the room is now used as a playroom for the children but that he would 7_ike to convert it to a study and guest room. After the Board explained their policy of denying installation of 220 v wiring in non-conforming buildings, it was agreed that action be deferred until Dr. Schmalhorst might have the opportunity to amend his request. Mrs. Frances A. Keefe, 3301 Sunset, requested permission to sub-divide Lot 3, Block 0, West University Place Second Addition into two lots 50 x 150 ft. to front on Sunset Blvd. in order to create a new building site on the east 50 ft. of the lot. A residence now exists on the west 50 ft, Motion by Mr. Gill, seconded by Mr. Lott, that the Board recommend to the City Commission that Mrs. Frances A. Keefe. be permitted to subdivide Lot 3, Block 80, West University Place Second Addition into two lots 50 x 150 ft. to front on Sunset, in order to create a new building site on the east 50 ft. of the lot. Voting Aye; All Ns None Miss Fay Goodlett, 6412 Rutgers, asked permission to install additional elec.. trical wiring for _an air_conditioning unit in an existing guest house located at 3+22 Carne~ie.4The Board was advised that a building permit was issued on Jul~~-y 2~~1935, for a 20 x.26 ft. garage and servants room,however, Miss Goodlet stated that the garage and servants room had been converted into a guest house and the wiring was not sufficient to handle an air conditioner and it was her desire to have additional wiring installed in order to eliminate afire hazard. the Board advised Miss Goodlet that it wad not their policy to approve additional wiring in a non-conforming building of this nature.. C i 6 `~, Miss Alice M. Bourquez 6127 Wakeforest, requested permission to remove her old garage and replace it with a new two cs.r garage with a 22-- x~ 2T+ hobby room above. She stated that she t~.oes painting and art work as a hobby and would like to have the room over the garage in order to remove the articles necessary for painting from her resi Bence. Miss Bourque said she had mailed a written request with sketches of the proposed structure, however, they had not been received by the Zoning Board. The Board advised Miss Borque that they would rather defer action until her written request and sketches had been received, and it would also be advisable for her to submit a plot plan showing location of her dwelling a.nd the proposed garage structure.
