Fitzgerald, Gi11, Vest,, Snyder and Lott. Chairman Hannah announced that the Board. was requested to meet in special session by the City Commission to reconsider the request of Mr. E. E. Griffin,.. 3520 Tangley, for subdivision of Lot 4, Block 72, West U- n~ver-s ~P ace Second Addition, 3.nto two lots; and the request of Mr. W. M. Merritt, Jr., 301 Sunset Blvd., to locate a gas air conditioning unit within the side setback requirement. After reconsidering the request of Mr. E. E. Griffin, which was pre- sented on January 11, 192, for permission to subdivide Lot ~+, Block 72, West. University Place Second Addition into two lots 50 x 150 ft. for a distance of 110 ft. north and his retaining 5 x ~+0 ft. from the northwest portion of the east half of the lot, making the north ~0 ft. of the lot only ~+5 ft. in width, the following action was taken: Motion by Mr. Lott, seconded by Mr. Vest, that the request of Mr. E. E. Griffin for permission to subdivide Lot ~+, Block 72, West University .Place Second Addition into two lots 50 x 150 ft. for a distance of 110 ft. north and his retaining 5 x ~-0 ft. from. the northwest portion of the east half of the lot, making the north ~-0 ft. of the lot only ~5 ft. in width, be denied,. for reason that such subdivision as requested would be a violation of the Zoning prdinance, Section 2~-, Paragraph ~+, which states that the minimum aserage width of the lot shall be 50 ft. for a single family dwelling. Voting Aye; All No; None The Board also reconsidered the request of Mr. W. M. Merritt Jr. 3701 Sunset Blvd., for permission to locate a has air conditioning unit on the west side of his residence within the 3 ft. side set- back area. On the basis of dimensions shown on a plat submitted by Mr. Merritt on January 11th, there was an existing 5=ft. side set- back between Mr. Merritt's residence and his property 1ine;however, a subsequent inspection of the property has indicated that there is only a 2 ft. 7 in. clearance instead of 5 ft. Tn view of these facts, action was taken as follows; Motion by Mr. Vest, seconded. by Air. Gi11, that the Board recommend to the Commission that the request of Nfr. W. M. Merritt, Jr. to locate a gas air conditioning unit on the west side of his residence as designated on a plat submitted, be denied, as the unit would ex- tend beyond his existing property line.
