REGULAR MEETING OF ZONING AND PLANNING BOARD

The Zoning and Planning Board convened in regular session at the
City Hall on Thursday, January ll, 1962, 7:30 P.M., with the
following members present: Chairman David Hannah, presiding; Messrs.
Gill, Vest, Lott and Snyder. Mr. Fitzgerald was absent.
Mr. E. E. Griffin, 3520 Tangley, appeared before the Board requesting

West University Place Secon ion in order to provide an ad.d t oral
building site. He also requested that he be permitted to retain a 5 x
~0 ft. strip of the northwest .section of the east 50 x 150 ft. of the
lot which would leave the north 40 ft. of the lot only ~5 ft. in width..
Mr. Griffin explained that-he wanted to retain this 5 x 40 ft. strip
for reason that his garage extended about 1 ft. past the 50 ft. line
and the extra 5 ft. strip would provide the necessary setback~require-
meat for 1~,is~garage. After discussing the requested subdivision, it
was apparent that the lot had been subdivided on deed records for many
years..
Motion by Mr. Snyder, seconded by Mr. Lott, that the request of Mr.
E. E. Griffin for permission to subdivide Lot ~+, Block 72, West Uni-
versity Place Second Addition into two lots 50 x 150 ft. and retaining.
5 x ~+0 ft. from the northwest portion of the east half of the lot, be
denied, for reason that the lot would be reduced in portion to less
than 50 ft. in width and would not be in keeping with good zoning
principles.

Mr. W. M. Merritt, J'r., 3701 Sunset Blvd., requested permission to

the 3 ft. side setback area. Mr. Merr~t s a e a s was he only
practical location on the property in which to install the unit.
Motion by Mx'. Vest, seconded by Mr. Gill, that Mr. Merritt of 3701
Sunset~~l~rd. be permitted to install the gas air conditioning unit oh
the west side of his residence within the 3 ft. side setback require-
ment, provided the. City Attorney will submit an opinion that the
proposed air conditioning facilities do not constitute either a build-
ing or a structure insofar as the zoning ordinance is concerned.
Voting Aye: All No: None
Mr. G. W. Weinle, 3618 Duke, requested permission to construct a carport
along the side of his house which would extend to witfi~n o0 o e
side property line. After discussing this proposed construction with..
the Board, Mr. Weinle decided to alter his plans and request a building
permit from the Building Inspector on the basis of revised plans. This
was in the nature of an informal discussion and no action was required
at this time.
The Board discussed requests which had been submitted for. circular

driveways and took the following action:
Motion by Mr. Vest, seconded by Mr. Gill, that the Board recommend
to the. Commission that in any cases where there may be a request
fora driveway commonly known as a circular driveway that a pre-
requisite to approval for such a circular driveway must include
a driYEway t0 a garage or carport.
Voting Aye: A11 N'o; None
With no further business to come before the Bo d at this time,
upon motion duly made, seconded and carried, a meeting was
adjourned.
