REGULAR MEETING OF ZONING AND PLANNING BOARD

The Zoning and Planning Board convened in regular: session at the City Hall,
7s3o PM., October 13, 1960, with the following members present: Mr. David
Hannah; Acting Chairman; McBSrs, Gi11, Hangs and Fitzgerald, Mr. Horace Rice
was out of the city on company business.
Mr. E. R. Dust, 654p Sewanee, appeared before the Board, requesting per -
mission to replace t e ~rresent fuse box to an existing servants' quarters
over his garage, with a circuit breaker. Mr. Dost explained that the elec-
trical service is used for operation o his home workshop tools and-that
the building is not used as living quarters.
Motion by Mr. Hangs, seconded by Mr, Gi11, that the Board recommend approval
of Mr. E. R. Dost's request to replace his present fuse box with a circuit
breaker in the existing servants' quarters which is used as a home work -
shop and not as living quarters; subject to execution of an affidavit that
the structure will not be.used for rental or coc~rcial purposes.

Mr. T. A. Flanagan, 3+07 Sunset, requested approval to provide 220 volt
e ec r c sere ce o an ex s ng room above his garage to service' a winc~orr
air conditioner. Mr. Flanagan stated that he intends to use the room for
a den or recreation area and that he would sign an affidavit to the effect
that the space would not be used as rental quarters. He stated there were
no plumbing .facilities in the room, however, there is an existing commode
on the ground floor of .the garage.
Motion by Mr. Hangs,. seconded by Mr. Gi11, that the Board reco nd ap -
proval of Mr. T. A. Flanagan's request to provide 220 volt electric
service to an existing room above his garage, which. is to be used as a
den or recreation area, subject to execution of an affidavit that the
room will not be used for rental or como~ercial purposes.
Voting Aye: All Nos None.
Mr. Curtis Albitz, 37+1 Arnold, asked for approval to erect a six foot ex-
tegs on on a eas s e o s present garage: to house a works op a
dark room. Mr. Albitz explained that he installed a dark r~m~n fi~s"`pre-
sent double garage with sink, cold water connection and sewer outlet, 13
years ago, and that the b~slance of his one car garage had since .been used
as his personal workshop. He stated that he had recently acquired a second
car and would like to provide the necessary space for garaging his car.
It was his desire to move the darkroom and workbench area sufficiently to
provide room for. the automobile. Mr. Albitz stated that he would sign an
affidavit that the structure would not be used for living quarters or for
business purposes.
Motion by Mr. Gi11, seconded by I~r. Hangs, that Albitz be permitted to
extend his garage six feet to the east to permit space for his auto-
mobile, workshop and darkroom, subject to execution of an affidavit that
the structure would not be used for living quarters or for com~rciai purposes.

Mx'. R. L,~allaw~v, 262 Bellaire Blvd., requested permission to cons-
truct a new two stare combinap„~~e. workshop, vla„yroom.cera_m~c__`r

bath, including shower, lavatory and commode; the new building to be
located behind his home. Air. Gallaway stated that he would execute
an affidavit that the structure will not be used for commercial or ren-
tal property.
Motion by I!ir. Hangs, seconded by Mr. Gill, that Mr. Gallaway~s request
to build on the back of his property, described as Lot 8 and E ~ of Lot
9, Block 1, Belle Court, a two story structure 22 x 4~ feet, the first
floor to be used as a two-car garage, hobby shop for Mr. Gallaway and
storage space for Mrs. Galloway's ceramic molds; the second floor to be
used as a recreation room, ceramic pouring room, paint room, storage
room and tiled bathroom, be approved subject to the building tseeting
all setback and back yard area restrictions, and execution of an affi-
davit that the building will not be used for living quarters or commercial
purposes.

Mr. A. ~T. Osborne, 2809 Sunset, asked the Board's approval for remodel-
ing ~ror he has complete on s garage, conivertiYa~the ~ara~e into a
storeroom and erection of a carport in front of the garage. The Board
requested Mr, Osborne to submit a letter and sketch describing in some
detail the present arrangement of his garage and carport.
