The Zoning and Planning Board convened in special session on Thursday,
June 23, 1960, 7:3o p.m., at the City Hall, with the following members
present: Chairman Rice, presiding; Messrs. Fitzgerald, Gi11 and Hannah.,.
Mx. and-Mrs. George J, Bauhens,291ZAlbans, appeared before the Board, ad-
va.sing they had demolished their outmoded garage and desired to erect a
modern 2 car garage 22 x 20 ft. with an additional area to the side of the
.garage x 20 ft. ma ing an.overall area ~+0 ft. in width and 22 ft. in
depth. Mr, and Mrs. Bauhens stated thew intended to use the area as a
storage and utility room at the present time,but possibly at some future
date they would request permission to finish the interior for use as
servants quarters. The request at this time is for the 22 x 20 ft. room
in addition to the garage, with sealed off sewage facilities for a shower,
commode and washing machine. This request is being made now since this is
a new cons ruc on an a Baughens wish to provide sewer facilities for
potential later use before the concrete flooring is poured,
Motion by Mr. Hannah, seconded by Mr. Gill, that the Board recommend to the
Commission that the request of Mr. and Mss. George J. Bauhens,2919 Albans,
for permission to erect a 22 x 20 ft. room in addition to a proposed 22 x
20 ft. garage be approved subject to compliance with setback lines and back- .
yard area requirements; also subject to execution of affidavit stating that
the addition to the garage would not be used as .living quarters or for any
business or commercial purpose,
Voting Aye: A11 No: None
(Mr. Bauhens is to appear before the Commission and, present a plat of the
property.)
Mr. Junius 0. Seashore, 3031 Amherst, was present to offer information re-
garding his request for permission to enlarge a present servant quarters from
8 x 12 Ft. to measure 12 x l~ Ft. to be used as a den and hobby room. Mr.
Seashore explained that he desired to replace a commode and wash basin in the
building and to cover the walls and ceilings with sheetroek and to install
rubber file on the floors and to make necessary changes in the present elec-
trical wiring.
Motion by Mr. Gill, seconded by Prix'. Fitzgerald, that the Board recommend to
the Commission that the request of Mir, Junius 0. Seashore,3031 Amherst,
for permission to make changes in an existing combination double garage,
wash room and servant quarters, extending the walls of the present servant
quarters front 8 x 12 Ft to measure 12 x li+ Ft., this extension to entend
into the present two-car garage subject to execution of an affidavit that
the structure will be used for his person use only and not as living
quarters or business or commercial purposes, be approved.
Voting Aye: All No: None
With no further business to come before the Commission, .upon matron
duly made,seconded and carried, the meeting was adjourned.
