REGULAR MEETING OF ZONING c:. PLANNING BOARD

The Zoning and. Planning Board convened in regul~aar session at the`City Hall
Thursda; r, Tdovembe.c 1~,195~, i~rit=~~ the follojring members present;' Chairm~~ n
Horace Rice, presiding; P,Iessrs. I3annah, King and Wyngarden. Mr. Gill was
absent.
P~Px'. and Ni:_^s. J. J, Mat'ris Jr. 6~?6 Sez~ranee appeared with reference to the
subdivision of Let 3, Block 2•~ West University Place First Addition. Mr.
b1~t'_nis previously requested subdivision of the lot on October 8, and a subse-
quent request t~ras tr~~de in a letter dated October 19th. A plat of the property
was furnis':~.ed bz,r P~~r. N1atl~is wh.icla. revealed that an existing garage would be
within ttiao feet o~' t'.e new property line if t~.e 100 150 foot lot was divided
into tiro 5C) <; 150 foot lots .
After discussion. of the matter, it was decided to request the Building Inspector
to check the pa^opc:rty to determine the actual location of the garage with refer-~
ence to t;:~e side property lines.
Mr. 0. P. Wendland., Contractor, representing A'Ir. Mrs. Walter F. CA:~.mpbell of
~,
s~ t'~mhe~~st appeared. be>fore the Board requesting permission to replace an
e~~isting l~ 18 one story garage wit a new tiro-story structure to include
facilities upst~:~.irs for sleeping quarters for .~_ maid. The Board recommended
that Mr. ,.~, Iv3rs. Campbell submit their request in writing along with definite
description of t`e propeY~ty and the e_•.isting buildings stating their intended
use of the proposed structure.
Mx'. & Mrs. Ralph T. Flerilin~met. with tl~e Board in regard to property at 651
Wakeforest, stating trey were in t~~.e process of purchasing this property and
it was their desi-_~e to acid a one -stor~r 10`6" x 2~+` room to the rear of the
e~risting t~ao stor;,- gar<<ge. It is proposed. tb.at this room be used as a bedroom
and baba. in connection with t}~e two bedrooms (upstairs and the kitc~ien and
living .room included in t~~e e~~isting g~xage structure.
The Board advised Pair, o°r. Mrs. Fleming that the proposed plan was not acceptable
and could not be c.pproved.
With no further business to come before the Board at this time, upon motion duly
made, seconded and carried, the meeting was adjourned.
