HomeMy WebLinkAbout08131959 ZPC Minutes~~~~ REGULAR MEETING OF ZONING AND PLANNING BOARD AUGUST 13, 1959 The Zoning & Planning Board convened in regular session at the City Hall, Thursday, August 13,1859,7:30 P.M. with the following members present: Mr. Horace Rice, presiding; Messrs. Gill and King. Messrs. Hannah and Wyngarden were absent. Mr. J. H. Parnell requested that Lot 7, Block 34, West University Place First Addition be subdivided into two lots, the East portion to be 53 X 100' and the West pardon to be 97 X L``0', both lots to front on Pittsburg. Motion by Mr. King, seconded by Mr. Gill, that the Board recommend that Ordinance No. 111 be amended to permit subdivision of Lot 7, Block 3P+, West University P1aee lst Addition into two lots of 53 X 100 and q7 X 100. feet, both lots to front on Pittsburg, as requested by Mr. J. H. Parnell. Voting Aye: All No; None. Mr. Parnell also requested that he be allowed to encroach one foot to - ward the back setback line of the West 97 X 100' portion of the lot with one wing of a proposed residence making a 19' setback for that portion of the structure instead of 2C' . Motion by Mr. King, seconded by Mr. Gill, that if the subdivision of Lot 7, Block 3t~, West University Place 1st Addition is permitted, that the encroachment of one foot into the back setback line also be permitted as it would involve a reduced area of no more than 20 square feet. Voting Aye: All Na: None. Mr. J. L. Graham 6707 Rutgers submitted a request for permission to subdivide the North 100 x 11 fet of Lot 5, Block ~-1, West University Plarye First Addition into two 5!', X 1 o s. During cons. era lon o this request, it was brought out t~~.at if his subdivision is approved, - there would be a continuing violation by the existing three-car garage apartment over the reaY' setback line and Mr. Graham proposed to con - vert this structure into a 1200 square foot main dwelling unit by adding onto the front which would leave only 3 feet for a rear yard setback and approximately 53 feet for a front yard setback.. Motion by Mr. Gill, seconded by Mr. King, that the request of Mr. Graham for permission to subdivide tube Nort'~ 100 X 118' of Lot 5, Block P+1, West University Place First Addition into two 50 X 118' lots be denied, but request reviewed as to building permits and subdivisions previous to this date, as Mr. Graham is under the impression that the lot is al- ready subdivided. Clayton requested permission to construct a residence at ~+_ 0~ .University Blvd. with a front setback to be 5 feet greater than adjacent dwellings in order that he may construct a half circle drive;aay in front of the house. The lot is 114 feet deep which requires a ~5'.5'setback by ordinance but existing residences have only a 20' setback. `'he request stated that the proposed structure fronts 80' on University Blvd. which is all of Lot 3 and East 3~ feet of Lot 2, Block 34, College View Fourth Addition. The plat book furnished the Zoning Board failed to show a sub- division of Lot 2 in this manner, Mr. Clayton was informed that Lot 2, Block34, would have to be officially subdivided if it had not previously been done and he stated that he would request that a check be made by the City Manager's office and would follow the necessary procedure from the findings. Motion by M,r. King, seconded by Mr. Gill, that the Board recommend that Lot 2, Block 34, College View Fourth Addition, be subdivided if recor?s indicate that such action has not been taken previously; and that the re- quest of Mr. W. A. Clayton for permission to construct a residence 25.5' from the front prope:~:~ty line be approved.. Voting Aye: All No; None. 1 1 Mr. B. 0• Penny advised that he had purchased Lot h, Block ~-5, West Uni- versity Second Addition, located at-the corner of 5ewanee and University Boulevard, and he desired to subdivide the lot into two 50 X 150 foot lots to front University Boulevard. Motion by Mr. Gill, seconded by Mr. King, that the Board recommend that the request of Mr. B. 0. Penny to subdivide Lot 6, Black 45, West Uni- versity Place Second Addition into two 0 x 15~~ foot-lots to front University Boulevard, be approved. Voting Aye: All No: None.
