REGULAR MEETING OF ZONING & PLANNING BOARD
MAY h+, 1959
The Zoning & Planning Board convened in regular session. at the City
Hall, Thursday, May 1~+, 195'>, 7:30 F,M., with the following members
present: Chairman Horace Rice, presiding; Messrs. Hannah, Gill,
Wyngarden and King. ~ ,
Mr. Ernest J. Hanka appeared before the Board representing his Mother,
Mrs. Ida Hanka, requesting that permission be granted for construction
of a house on Lot 16, Block 13 MontZCe to Ad itian in Wes Univers ty
Place. It was recognized that Lot 1 , Block 13, Monticello Addition was
originall;yr subdivided as a lot x+3.6 feet in width by 105 feet in length
in 1927 which predated zoning; therefore, it would not be considered an
exception to t;~e city's zoning ordinance. In view of this fact, the
following action was taken:
Motion by Mr. Wyngarden, seconded by Mr. King, that the Board recommend
to the City Commission that a building permit be granted for construction
of a resic7.ential building on Lot 16, Block 13, Monticello Addition in com-
pliance with existing ordinances and t'.~~e building code of the City of
West University Place.
Voting Aye: All No: None.
Miss Phyllis Cole appeared before t~1e $oard advising that she had pur-
chased 15 of Lo 16, Block 16, Colonial Terrace from Mr. Frank J. Gasket'
in order to en arge er yar area ~.n connec zon with her residence loca-
ted on Lot lss o e s a e at s~e proposed to relocate her garage
on a portion of this additional property and was advised that it would
be necessary to first have t'e lot officially subdivided.
Mahon by Mr, King, seconded by Mr. Gill that the Board recommend that the
East 15 feet of Lot 16, Block 16 be ad~'~ed to Lot 15 and that the West 35
feet of Lot 1& be added to Lat 17, Block 16, Colonial Terrace Addition.
Voting Aye: All
No: None.
Mr. H. L. McCormick requested that Lots 1 & 2 (each lot being 100 x 150')

each of 5~~? x 1 j0 feet
Motion bSr Mr. Wyngarden, seconded by Mr. Gill that the Board rPCOmmend
that Lots 1 & 2, Block 2LI-, West Unver-sift' Place First Addition be sub-
divided into four lots 50 x 150 feet as requested by Mr. H. L. McCormick,
subject to a satisfactory survey of improvements on the lots to determine
that all setback requirements are met,

Motion by Mr. Hannah, seconded by Mr. Kind, that this matter be further
investigated by M?'• Rice to ascertain t:_e exact intentions of Mr. Piehl
in view of his previous requests of the Board for similar improvements
to his property fir other purposes, with Mr.. Rice to report his findings
at the next Board meeting.

With no further business to come before the Board at this time, upon
motion duly made, seconded and carried, the meeting was adjourned.
