PLAPI' BOARD JANUARY 10, - 1957 The Zoning & Planning Board comrened in regaiar session at the City hall, 7:30 P.M«, Thursday, January 10, 1957, .with the folivwing members presents Mar. M. C. Halbert, presiding, Messrs. A. G. Mavis, Robert A« Madeiey, and Charlie Wilson. Mr. David Hantsah was absent. Mr. Jim Culberson, purchaser of property at 2819 Plumb, requested permission to erect a ~ x 20 Ft, addition to the existing deta~c ~ed two car ~zaraae, to be used as laundry, storage and hobby room.. Mr. Culberson explained. that he needed additional utility and storage space for Laundry equipment. and. hot water heater and the hobby room which he could also use as an extra bedroom for guests as his house could ace to only members of his family. He also stated that he was willing to sign an affidavit to the effect that the proposed addition would be used, only by members of his immediate family or house guests, and would not be used for rental or commercial purposes. Motion by Mr. Wilson, seconded by Mr. Madeley that the request of I~r. Jim Culberson, for permission to erect a 12x20 Ft. addition to the existing detached two ear garage at 2819 Plumb be approved subject to the execution of an affidavit by Mr. Culbexson that the addition would not be used for rental or commercial purposes. Voting Aye; All Pos none In compliance with action taken on December 13, 1956, regarding the request of Mr. Walter M. Mr. Stefan, 4126 Southwestern, be permitted to exte~ his present garage 8 x 10 Ft. for storage purposes, subject to the execution of an ,affidavit that the building would not be used for commercial or rental purposes« Voting Aye: ALl Nos None Members of the Zoning Board again discussed. the request of Messrs. R. R. Vest E. J. Christiansen and George Starkey to rezone property be wean a-ores and Belmont on Bissonnet for commercial purposes. Motion by Mr. Madeley, seconded by Mr. Davis, that a legal opinion be obtained from the City Attorney prior to the next regular meeting date, regarding. the problem of rezoning additional property adjoining commercially zoned property without jeopardizing the protection of the next adjoining residential prop- erty. (For example: The property on Bissonnet from Kirby to Wakeforest is commercial, and property from Wakeforest to Be3.mont and Belmont to Buffalo Speedway is residential. Can the property fronting Bissonnet from Wakeforest to Belmont be rezoned for commercial use without jeopard$zing the next block,. 1 ~9 Belmont to Buffalo Speedway? Also, can the class of cotmt~ercial use be desig- nated, such as Office buildings, but restricting service stations, store buildings, etc.; also, would the rezoning of such an e.re~ (2 blocks in Zength) weaken the City's stand against "spot" zoning of single lots in other areas?) Voting Aye: All No: None Mr. W. T. McManus, x+231 Law Street, requested permission to enlarge his garage t pth of the overhanging roof which would extend four feet .into the front .setback Zane. Motion by Mr. Davis., seconded by Mr. Wilson that the request of Mr. McManus to extend the front of his garage four feet into the front setback distance be denied. Voting Aye.
