The Zoning ~ Plannin Board convened in special session on Thursday, January
6, 1955, ;:3o P. N. Frith the fallowing members present: Ed Davis, presiding;
A. G. Davis, T.Z. C. Halbert, David Hannah, Ray Maley, and Charlie Wilson.
Mr. J. S. Gibson, 6?+IES Sewanee, requested permission tc replat Lot 2~+ and 25,
Blocl> 7, Rice Court Addition, into two 522 Foot wide lots insteacT-o~f~'rd" a`nc'~
55 Foot as they are at present. IJ1xx'. :~ son s a e here was an eyisting
/_' building on Lot 2~+ and it was his desire to erect another residence on Lot
25 and if the lots are replatted into two 522 Fcot lets all set-Deck lines would
be in compliance with prc~Tisians of the zoning ordinance.
P~Iotion by i~r. Har~na:~., seconded by I/1r. A. G. Davis that relocation of the
boundary. line between Lot 2i~ and 25, Block 7, Rice Court Addition making the
lots 522 Feet each be recommended for approval as requested by Mr. Gibson.

NIr. Thomas Elliott appeared before the Board requesting permission to erect
a dwelling ;-ith a min-imLUn of 1000 Sq. Ft . on the S 50 Ft . of Lot 11, Block 35,
West University Place 1st. Addition to front Virginia Street and the drainage ~c.itch
After due censideraticn the following action was taken;
yiotion by Nir. Davis, seconded by ti;r. Halbert that the request for permission
to erect a residence to contain a minimum of lUOG Sq. Ft. on the S 50 Ft. of
Lot 11, Block 37, West University Place 1st Addition be denied for reason that
a building with less than 1200 Sq. Ft. As required by the Zoning Ordinance,
would detract from the sL.rrounding property.

I~1rs. C. R. Olds 3+25 University Boulevard requested pex~.ission to install plumbing
futures in an e:~:isting guest room w is is detached from the main dwelling.
Ifirs. Olds stated that her nephew had planned to live in the room and it ,was
desireable to have bath facilities installed.
Motion by Pair. HannaY~, seconded by Pjx'. Maley that the request of Mrs. Olds
for permission to instals. plumping fixtures in an existing gust room be
denied as this. is in a si.?gle firmly dwelling district.

Mr. Carl Krenzler, owner of Lots 8, g, anc 10, Block 1, Krenzler Courts, Messrs.,.
A. M. Bogart, Ben Blum, Attorney, an Fi _-.s~.?nmons, presen e are-p a of
these three lots, which eliminates a 20' easement along ,the West Property lines
and establishes a 15 ft. setback from the front .property line and 5 ft.
from the side property lines on Albans Road and Wro.~ton Road. Mr. Blum advised
that Mr. Bogart desired to erect a lar e office buildin.~ on the property and
at a future date perhaps erect a 3 cr story garage building on the West
portion of the lots. Plans for the -.Future building indicated that it would
be erected on the west property line. Phr, Davis e~L~plained that the ordinance
permitted erection of a building or upright structure only 150 Ft west of
Kirby Drive on lets zoned for con~nercial purposes.
Motion by M.r. Davis, seconded by Mr. Hannal~ that action ou the request of NTr.
Krenzler by deferred pending further study.

With no further business tc come before the 'Coning Board at this time, upon
motion duly made, seconded and carried, the meeting was adjourned.
