MINUTES OF REGULAR P~ETING
ZONING & PLANNING BOARD
APRIL 8, 195+
The Zoning & Planning Board convened in regular session at the City Hall on
Thursday, April 8, 195-; 7:30 P.M. with the following members present:
Mr. Ed Davis, presiding; Messrs. A. G. Davis, David Hannah, H. C. Halbert,
and Chas. Taylor, ,
Mr. L. F. Statton, 3502 Nottingham, requested approval to extend the front
of his existing garage 'toward Sewanee Street, from its present location.
This would result in a setback P+' from the side property line.
Motion by Mr. A. G. Davis, seconded by Mr. Taylor that the Board recommend
to the City Commission that the request of Mr. L. F. Statton for permission
to extend the front of his existing garage 8' toward Sewanee Street be ap-
proved as the only other building fronting Sewanee Street in this block is
a garage building across the easement which sets back only 3 Ft. from the
side property line.

Voting No None
Mr. John J. Dobler, Chairman of the Board of Deacons at the St. Andrew's
Presbyterian Church, submitted on behalf of the Church a request that the
present temporary permit, covering use of a frame "Scout House" on premises
of the church, which expires in April be extended until the church might
proceed with permanent building. Mr. Dobler stated that the Church at this
time could not afford a permanent structure and no other place was available
fcyr use by the Scout Troop. No decision was made on this request by the
Zoning Board as members wanted time to inspect the property and the scout
house before making recommendation to the Commission.
Mr. E. R. Brown, Jr., owner of the W 35` of Lot 12, all of Lot 13, and E25'
of Lot 1~-~, Black 32, College View ~+th Addition; and Mr. Howard S. Hoover,
representing Christ Church Cathedral, owner of Let 11, and E 15' of Lot 12,
B1eck 32, College View th Addition, submitted contingent proposals. Mr.
and Mrs. Leon Kraintz, and their Representative M_r. Lloyd Fadrique, were also
present. Mr. and Mrs. Kraintz are prospective purchasers of a portion of
Mr. Browns property and the Christ Church Cathedral the remainder. A home
bei.r~g used as a rectory by the church row occupies Lot 11 and the W 35' of
Lot 12. The two interdependent proposals are: (1) That lots numbers 11,
12, 13, and the E 25' of Lot l~-, be resubdivided as fellows: (a) Lot 11
plus ~+0' of Lot 12 to fors! one lot ;~0 x 100`, and (b) West 10' of Lot 12,
all of Lot 13, and E 25' of Lot l~- to faun a lot 85 x 100'; (2) that per-
mission be granted for erection of a home on the W 10' of Lot 12, all of
Lot 13, and E 25' of Lot ll+, with a setback of approximately 45' from the
front. property line.

division of Lots 7.1, 12, 13 and E 25' of 14 into two lots as requested by
hIr. E. R. Brown, Jr., sub~?ect to a public hearing.

Motion by P•4r. Taylor, seconded by hir. Hannah that the Board recommend approval
of the request of Mr. and Mrs. Leon Kraintz for erection of a home on the
W 10' of Lot 12, all of Lot 13, and E 25' of Lot 14, Block 32, College View
4th Addition with a front setback of approximately 451, subject to a public
hearing.

existing; building on Lot 15, is approximately 30 Ft.)
«-~ Mr. H. D1. Wood, 6122 Buffalo Speedway, requested permit to install separate
~;~, gas meter and electric meter in the garage apartment-and house at 2732
„~, Carolina Way which he owns. The present arrangement is single gas meter
wy< and electric meter for both home and garage apartment. -The garage apartment
'..~'' ~,1as built and has berm continually occupied since 1937, antidating the
'~" zoning ordinance. The garage apartment is above the garage and approximately
1e x 20' in size.
Motion by Mr. Hannah, seconded by h1r. Davis, that the application of Mr. H. N.
Wood for separate utility meters in connection with garage apartment be tabled
for further study and a ruling from Mr. Karl Kraft on the request for separate
utility meters being interpreted as improvements to the property.

br. J. A. Metcalf, 6320 Buffalo Speedway, owner of Lot 5, Block 21, West
University Place lst A ition w Zc is 00 x 150' requested the existing lot
be subdivided into two lots of 50 x 150' each.
Motion by Mr. Halbert, seconded by Mr. Hannah, that the request of Mr. Metcalf
for resubdvision of Lot 5, Block 21, West University Place lst Addition into
two lots of 50 x 150' each be reco_*rmiended for approval, subject to public
hearing.
Voting Aye: All
Voting No : None
(Note: A home now occupies the N 50' of the lot which conforms to the re-
quired setback if the lot is subdivided as requested.)
With no further business to come before the Board at this time, upon motion
duly made, seconded and carried, the meeting was adjourned.
