REGULAR MEETING
ZONING AND PLANNING COMMISSION
NOVEMBER 9, 1976
The Zoning and Planning Commission of the City of West University Place
convened in regular session at the City Hall at 7:30 p.m. on Tuesday,
November 9, 1976, with the following members present: Chairman
Bartholomew, presiding: Members Dahlin, LaCook, Norton and Weatherby.
The Chairman ascertained from the secretary that proper notice of the
meeting had been posted on the bulletin board at the City Hall three (3) days
.prior to the scheduled meeting.

by Michael E. Casey, owner, into two lots, one lot facing Albans to be 100 ft. x
102 ft. and one lot facing Westchester to be 65 ft. x 100 ft., was presented to
the Commission for consideration.
Mr. Casey stated it was his intention. at this time to remodel the existing
structure as shown on the submitted plat and to remove existing greenhouse
and garage so that setback requirements could be met in the event the.
application to subdivide is granted. He also stated that the decision to
subdivide the property in this manner was greatly based on the fact that if
subdivided into two lots facing Albans was applied for, part of the existing
residence would have to be removed to meet setback requirements.
Mr. Casey stated that in his opinion it would be to the best interest of the city
to allow the subdivision, because the removal of an eyesore, i.e. the old
greenhouse and garage, and remodeling of the existing residence would add to
the atmosphere of the area as the remodeling would be in keeping with the
type residence existing on the block.
In answer to questions, it was established there is a residence adjoining this
property to the north which faces Westchester Street which would not make
the subdivision as requested a true key lot,
Motion by Mr. LaCook that the application to subdivide

be accepted and that Public Hearing be called on same at the next regular
meeting of the Zoning and Planning Commission on December 14, 1976.
Some of the areas covered in discussion of the application concerned
subdivisions in general and key lot subdivisions in particular, the allowing of
large lots to be made into smaller lots against the original planning of an area
containing the large lot, large house and grounds, density, church diagonally
across from property, new architecture intermingled with old architecture, and
the larger than minimum requirements for lot size in this application.
Mr. Weatherby seconded the motion to accept the application.
Voting Aye: All Voting No: None
Minutes of the regular meeting of the Zoning and Planning Commission on
October 12, 1976 were approved as submitted..
With no further business to come before the Commission, upon motion duly
made, seconded and carried, the meeting adjourned.
