Discussion was held on the following items tabled from a prev~oG~-meeting concerning recommended changes in the zoning ordinance and other land uses. 'The following were approved: St~IMMING POOLS_ The only requirement as to the location of swimming pools on the property is the same as for. buildings. Since pools are below ground, a pool. within three (3'0") feet of a side property line and ten (10'0") feet deep could. pose a safety pro- blem to the neighboring property owner, whereas, a building above ground would not. The nuisance aspect of a swimming pool,. the type of activities it generates and the problems of splashing and draining water dictate additional-setbacl re- quirements, The swimming pool ordinance should be amended to require additional setbacks and to prohibit deep pools from being too close to the neighboring pro- perty. RECOMMENDATION: No pool shall be built .closer to a property line than eighty (8'0") feet. In addition to this setback requirement, no swimming pool shall encroach on a plane beneath the ground which is at a forty-five (45) degree angle to the normal ground plane at the property line. That is eight (8'0") feet from the property -line the pool can be eight (8'0") feet deep and can deepen one (1'0") foot for each one (1'0") foot from the property line. CIRCULAR DRIVEWAYS Circular drives are presently permitted on any lot in West University Place. It is the opinion of the Zoning and Planning Comr~ission that there are adequate ordi- nances to prohibit parked behicles from encroaching on city property. There pre- sently appea"r~s to be a trend in the city to provide paved parking spaces in the front yard. We think a continuation of this trend i~' not"desirable. RECOMMENDATION: 1. The construction of circular driveways should be prohibited. 2. Parking in front yards should be restricted to one driveway. 3. A driveway should be restricted to a maximum width of twelve (12'0") feet.
