ZONING AND PLANNING COMMISSION
~ARCEI 19, 1974
The Zoning and Planning Commission of the City of West University Place con-
vened in special session, Tuesday, March 19, 1974, at the City Hall at 7:30
p.m. The following members were present: Mr. E. Gene Hines, Chairman, pre
siding; Members 0. C. Bartholomew, Roland I)a.hln, and H. A11en Weatherby.
The Chairman ascertained from the secretary that proper notice of meeting had
been posted on the bulletin board at the City Ha11 three daysprior to the
scheduled meeting as required by HB3, Amending 625217 V.C.S.
Motion by Mr. Barthlomew, seconded by Mr, Weatherby, that meeting be closed
and Public Hearing opened to consider the .application of Mrs. Margaret Billie
Cullom Taylor to subdivide.

into two lots, each 50 ft. x 100 ft., each .fronting on Belmont.
The Chairman ascertained from tFie secretary that legal notice of the Public
Hearing was published in The Sontfiwestern Argus on gebruary 27, 1974, and a.11
property owners within 200 ft. of the property were notified in writing of the
Public Hearing. It was also reported that no correspondence had been received
either for or against the subdivision.
Mrs. Taylor stated that sFie received this property %n. a divorce settlement
and that at this time she had no definite plans for it, but that she had con-
sidered having the house moved or demolished, selling one lot and retaining the
other lot, if it was subdivided. She also stated she had the permission of
the mortgage company to ask for tTie subdivision.
It was brought out that a fence and small building were not shown on the plat
submitted, and Mr. Taylor said they were not permanent, andthatthe building
was a partable building which at one time had housed a hot water heater, but
that when she and Mr. Taylor bought the property, they did some remod~L~g°.and
all plumbing was put in the house, and Mr. Taylor had been requested to move
the small building, but that he had never done so.
Motion by Mr. Dahlin, seconded by Mr. Weatherby, to .close the Public Hearing
and open the special meeting.
Voting Aye: .All Voting No: None
Motion by Mr. Weatherby, seconded by Mr. Bartholomew, that application of Mrs.
Margaret Billie Cullom Taylor, to subdivide

ject to compliance with all building setback requirements, building code, or other
governing ordinnaces, whefi,Fier or not herein specified, for any subsequent con
struction.

Various circwnstances concerning the front setbacks on properties and how in
some instances the last person to build:"~; might not be treated equitably insofar
as utilizing the lot to its fullest extent were discussed.
Motion by Mr. Bartholomew, seconded by Mr. Dahlia, that the Zoning and Planning
Comonission petition the City Corrnnission to change the existing regulations con
cerning front setbacks of residences in relation to existing residences.
Voting Aye: Mr. Bartholomew Voting No: Mr. Hines

Motion failed.
With no further business to come before the Commission at this time. upon notion
duly made, seconded and carried, the meeting adjourned.
