HomeMy WebLinkAbout12121963 ZPC Minutes186, REGULAR MEETIlVG OF ZONING & PLANI~TING BOARD DECEMBER 12, 1863 The Zoning & Planning Board convened in regular session at the City Hall on Thursday, December 12,.1863, 7:30 p.m.;.with the following members present: Chairman 0. P. Gill, presiding; Messrs. Haralson, Lott, Snyder and Hilton. Mr. Jones was absent. Mr. H. S. Hatchl, owner of the east .100 X 150 feet of Lot 3, Block $~, West University Place 1st Addition, requested permission to construct a new residence a distance of 55 feet from the front property line in order_to save two large trees. He explained that there is an existing. structure on the property which he .plans to remove. Motion by Mr. Haralson, seconded by Mr. Hilton, that the request of Mr. H. S. Hatchl, to construct a residence on the east. l00 X l5~ feet of Lot 3, Block 8, West University Place 1st Addition, a distance of approximately 55 feet from the front property line in order to save two large trees,. be approved inasmuch as it is the Board's opinion that the structure: as proposed is not in violation of the Zoning Ordinance. Voting Aye: All Voting No. None Mr. Charles W. Deiches, representing Mr. '~. C. de Graffenreid, 6636 Brompton, advised the Board that Mr.de Graffenreid is selling his property, described. as Lot 2, Block 7, West University Place lst Addition, to Mr. R. R. Davila, who desires the lot subdivided into two 50 X 200' lots.. It was explained that there .are improvements on the north 50 X 200 feet of the lot consist:- ing of a dwelling, garage and storage building. The storage building, as it now is situated on the lot, would encroach on the proposed subdivision line; however, Mr. Davila has stated that this building would be removed to abolish any encroachment.. Motion by Mr. Haralson, seconded by Mr. Lott, that the Board recomme2d approval of the request to subdivide Lot 2, Block 7, West University Place lst Addition, into two 50 X 200' lots to fronton Brompton, subject to compliance with allsetback requirements and any .existing structures adjusted, if necessary, to meet minimum setback requirements. Voting Aye: All Voting No; None (If any further action on the part of the Zoning Board is necessary-to faci- litate subdivision of this lot, it is assumed that the City Commission or City Attorney will advise the Board accordingly.) Mr. James P. Markham, Jr., 6-08 Wakeforest, requested permission to enclose an existing screened porch on the front of his residence, and to build. :an extension of the upstairs bedroom to the same-front distance over the front porch which extends approximately 10' into the 30' setback area. Mr. Markham stated that for the past few years he has had removable panels .~ `9 ~" constructed of "wire cloth" against the screen, but he now desired to place two dormer windows at the front of the porch and similar dormer windows at each end of the porch in the proposed reconstruction. Motion by Mr. Lott, seconded by Mr. Snyder, that the Board recommend that the request of Mr. James P. Markham, Jr., 6+08 Wakeforest, to enclose an existing screened porch and to build an extension. of the upstairs bedroom to the same front distance over the front porch which extends approximately 10 feet into the 30 foot setback area, be approved, after all necessary action is taken which might be deemed advisable by the City Commission and the City Attorney. Voting Aye: All Voting No: None Mrs. R. V. Forester, 3315 Pittsburg, requested by letter permission to sub- divide Lot 7, Block 32, West University Place 1st Addition, into three lots. One 50 X 100 foot lot to front on Pittsburgh, on which there is an exst- ing residence; and two 50 X 100 foot lots to front on Westchester. Motion by Mr. Lott, seconded by Mr. Haralson, that the Board recommend approval of the request to subdivide Lot 7, Block 32, West University Place 1st Addi- tion, into three lots, one 50 X 1,00' to front on`Pittsburgh and two .50 X 100' lots to front on Westchester, subject`to all setback requirements .being in compliance-with the Zoning Ordinance restrictions; and provided any. necessary utility easements are provided by the owner. Voting Aye; All Voting No: None (This recommendation is also being made with the assumption that the City Commission or City Attorney will advise the Board if any further action by the Board is nec~ary to facilitate subdivision of this lot.)
