The Zoning & Planning Board of the City of West IIniversity Place convened
in regular session at the City Hall, on Thursday, i~rch 1~, 1963, 71.34 P.M.,
with the following members present: Chairman 4. P. Gill, presiding; tsars.
$aralsoa, Jones, Lott, Snyder and Hilton.
tars. Ben L. Berry, 6546 Buffalo Speedway, advised the Bcaard that she had
recently purchased the residence at this address and requested permissioa
to change the electrical wiring in the existing living quarters above the
garage. She stated that the additional wiring was needed to sec to the
deep freeze in the garage, a dryer, ahd a window air conditioner in the garage
living unit, which is being occupied by two ions. Mrs. Berry stated that the
unit has kitchen facilities and it had evidently been used as a garageapart-
ment for rental purposes, but it was her inteatioa to use the structure for
family use only. (The City 'Permit records indicate Building Permit No. 1+47,
issued April 6, 1938, for a 2-story garage at this address.
Motion by Mr. Hilton, seconded by Afir. Snyder, that an inspection be lade of
the premises at 6546 Buffalo Speedway, and if it is established that the preffi-
ices are in legal useage the Board recommends that the request of Mrs. Ben
L. Berry for permission to change the electrical service is the garage 13viag
unit be granted for reason of fire safety; subject to executian of an affi-
davit that the structure will not be~uead far comrseraial or rental purposes,
.but for family use only.

Mr. R. W. Wilson, 35~ Sunset, requested permission to repair and make useable

that the room had been used as living quarters prior to the time he purchased..
the property in January, 1946, but has been used Daly for storage since that
time. He now desires to replace the wooden floor in the small bathroom with
a concrete floor, install a lavatory and a hot water heater. The bathroom
now coataias a bathtub and commode. He also desires to make an exteas3on
approximately 5 X 12 ft. to the bathroom (which is a 5 ~ 9 ft. lase-to to the
gage building) to be used to store tools and garden eupplies.
Motion by Mr. Snyder, seconded by Lott, that if thebuiiding records sup-
port I+~r. Wilso~i's statement that construction of the garage room at 3549
Sunset was prior to enactment of the zoning ordiaaace, the Hoard rec ads
that l~r. Wilson be .permitted t4 make repairs as requested, subject to execu-
tion of an affidavit that the structure will t~oti be used for co rcial or
rental purposes, but for family use only.
