REGULAR MEETING OF ZONING & PLANNING BOARD MEETING
FEBRUARY 1~+, 1963
The Zoning & Planning Board convened in .regular session at the City Hall on
Thursday, February 1~-, 193, 7:3Q P. M., with the following members present:
Chairman O.P, Gill, presiding; Messrs. Jones and Lott. Messrs. Snyder, Hilton
and Haralson were absent.
Mr. W. N. McCollum requested the Board to recommend a,pprova~. to subdivide the
W2 of Lots 1`& 2, Block 20, West University .1st addition into two Tats - 57~'
x 150 and 1 22' x 150', both to front on Brompton, in accordance with a
drawing he submitted,
Motion by Mr. Jones, seconded by Mr. Lott, that the Board recommend that the
W2 of Lots 1 & 2, B1k. 20, WUP 1st Addn. be re-subdivided into two lots; the.
north lot to be 572 x 150~ft. with the remainder of the W2 of the, two lots to
form one 1.22 x 150'-ft. lot, both to front on Brompton, as requested by Mx.
W. N. McCollum. `

Mr. Hilding Ahlstone, 3318 Georgetown, requested permission to erect a carport
in front of his existing detached garage witYi one of the front supporting posts
to be located only 12 ft. from the east property line. A review of the-
plat submitted indicated that the roof of the carport would be in line with
the existing garage which is 2.7 ft. from the property line and only a support-
ing column would rest on the post he proposed to locate 12 ft. from tYc property
line. Mr. Ahlstone stated that his reason for desiring the post at this loca-
tion was due to the concrete drive being within 12 ft. from the line at this
point and if the post was located any farther from the property line it would
be in the way when trying to back a car out of the garage. The Board explained
to Mr. Ahlstone that the Zoning Ordinance requires that no upright structure
be erected closer that 3 ft. to the side property lines, and took the following
action:
Motion by Mr. Jones, seconded by Mr. Latt, that the request of Mr. Hilding
Ahlstone, 3318 Georgetown, to erect a carport in front of his existing garage
with the front supporting post on the east to be located rnly 12 ft. from the
east property line, be denied.

Mr. Jim Glass, represented by Mr, H.F. Goeters, Architect, requested that he be
permitted to construct a residence on Lots 3 & ~, Block 15, WUP 1st Addn. appro-
ximately 39'2" back of the property line in lieu of the 30 ft. setback as speci-
fied in the zoning ordinance in order to leave several nice trees on the lot,
During consideration of this request it was determined that one residence on the
block appeared to be closer than 30' to the front property line and apparently
there had been no established building line in this area when the older houses
were constructed.
Motion by Mr. Lott, seconded by Mr. Jones, that the request as presented by Mr.
Goeters on behalf of Mr. Jim Glass for permission to erect a residence on Lots
3 & -~+, Block 15, WUP 1st Addn. approximately 39'2" from the front property line
be recommended for approval in view of the apparent lack of established build-
ing lines and due to one of the dwellings appearing to extend within the 30'
setback line; further, the dwelling proposed for the 200 x 200 ft. tract is cus-
tom designed around existing trees and would have no tendency to detract from

surrounding property.

A written request from Miss Alice Bourque, 6127 Wakeforest, was presented
to the Board for consideration. Miss Bourque advised that she planned to
tear down her existing garage and replace it with a 22 x 2~+ ft. garage
with a second story to be used as a studio or hobby room. Plans indicated
that a half bath with only a wash basin and commode was proposed and also a
built-in storage unit below window height across one end of the-room, but
no kitchen facilities are proposed.
Motion by Mr. Lott, seconded by Mr. Jones, that the Board recommend appro
val of the request of .Miss Alice $ourque, 6127 Wakeforest, to erect a new
22 x 2~+ ft. garage with a room above to contain no kitchen facilities and only
a half bath with wash .basin and commode; subject to compliance with all set ~
back requirements and also subject to Miss Bourque executing an affidavit
that the structure would not be used for commercial purposes or as a living
unit.

The Houston Poster Advertising Company, requested by letter, permission to
erect two .poster panel structures on property between Albans and Wroxton on
Kirby give. In reviewing the zoning ordinance it was determined that such
use of property in the retail business districts was. not permissable and the
following action was taken:
Motion by Mr. Jones, seconded by Mr. Lott, that the request of the Houston
Poster Advertising Company for permission to erect two poster-panel struc-
tures on property between Albans and Wroxton on Kirby ]rive be rejected.

With no further business to come before the Board at this time, upon motion
duly made, seconded and carried, the meeting was adjourned.
