REGULAR MEETING
ZONING AND PLANNING COMMISSION
CITY OF WEST UNIVERSITY PLACE
DATE: JULY 14, 1988
7:30 P.M.
The Zoning and Planning Commission of the City of West
University Place, Texas convened in regular-session in the
City Counsel Chambers, City Hall, 3800 University Boulevard,
City of West University Place, Texas, the second Thursday of
July, being July 14, 1988.

Notice of ineeting was posted in the City Hall of West
University Place, Texas at least seventy-two (72) hours
preceding the day of the meeting as required by law.
A quorum was declared and the meeting convened.
1. Hearing of Residents:
No residents were in attendance.
2. Zoning Matters:
No zoning matters were discussed.
3. Subdivision Issues:
Subdivision Request;
Docket No. 88-3 - Replatting of Lots Nos. 5, 6, 7
and 8, Block 8, College View Addition - 3921-3907
Arnold - request for relocation of lot lines and
reduction of lots from four lots to three lots.

A presentation was made on behalf of the current
owner of all four lots, on which three houses are
presently constructed, two on separate 50'x 120'
lots and one straddling two 50'x 120' lots. The
request was to realign the lot lines between the
lots to create three lots, two of which would be
60'x 120' and,one 87'x 120'. Apparently, there was
some discrepancy in the actual width of the lots
from the platted width, such that the four lots
actually aggregate 207 feet in width. Two of the
existing structures would be retained and would not
be placed in nonconformance with the Zoning
Ordinance by the re-subdivision. The third house,
being in the middle of the two houses to be
retained, would be placed in nonconformance by the
re-subdivision and is intended to be torn down and
replaced with a new conforming structure. After
discussion, and upon motion by Commissioner Robert
Lindsey, seconded by Commissioner Ralph Stivison
the request for re-subdivision was unanimously
approved, sub~ect to the condition that the middle
house be demolished and/or immediately brought into
full compliance with the current Zoning Ordinance.
The request for pocket No. 88-2 was for an amending
plat pursuant to Local Government Code Section
212.016(A)(9), and thus no notice was required.
4. Other Matters:
The Commission discussed with Wayne Perry concerns
raised by citizens as to the interpretation of porte cocheres
as constituting "garage space" under the new Zoning
Ordinance. The Commission determined that it would review
the interplay between garage space and porte cocheres when it
considered technical revisions to the Zoning Ordinance.
The meeting was adjourned at 8:30 o~clock p.m.
