Notice is hereby given that the Zoning Board of Adjustment (ZBA) of the City of West
University Place, Texas will meet on:
August 17, 2006
Beginning at 6:30 p.m. in the Council Chambers of the Municipal Building,
3800 University Boulevard, West University Place, Texas
The subject(s) of the meeting are as follows:

1. Notices, Rules, Ete. Matters relating to notices, rules and meeting procedures, identifying parties,
swearing of witnesses, etc.
2. Docket No. 06-05, House at 2803 Sunset Boulevard, West University Place, Texas 77005
(Variances- multiple requests)
a. Public hearing regarding the following matters:
Applicant intends to build a new house. Applicant requests variances from zoning
ordinance regulations to allow: (a) reducing the minimum side yard (or 'setback') width
to three feet, on both sides; (b) increasing the maximum framed area of buildings on the
site to 4,000 square feet (84.21% of the area of the site); (c ) reducing minimum open
area of the rear yard (to 40%) and of the whole building site (to 30%); and (d) reducing
. the setback for a garage door facing the side street to seven feet, with a reduced open area
requirement above the driveway (five feet from side street line). Deliberation, decisions,
other action, etc. regarding the preceding matters.

exception to allow a medium commercial use in a commercial district, to allow the use of a
drive-thru.
