NOTICE OF ZONING BOARD OF ADJUSTMENT HEARING
The Zoning Board of Adjustment ("ZBA") of the City of West University Place, Texas ("City") will hold a
public hearing in the Municipal Building, 3800 University Boulevard, City of West University Place, Texas
77005, during a meeting set to begin at 6:30 P.m. on March 17, 2005. The hearing may be recessed and
continued to the ZBA meeting set to begin at 6:30 P.M. on Anri121, 2005 at the same place. The purpose of
the hearing is to provide a special, additional opportunity for interested persons to be heard in relation to the
following matter:
Address of the site: 6218 Auden; 3821, 3831, 3835 & 3836 Amherst Street; 3804, 3810
Milton & Lots 11, 13, 14 & 15, block 15 College vie~u, Section 3; West University Place, Texas 77005
Legal description of the site: TRACT 3: Lots One (1) and Three (3) through Six (6), in Block Eighteen (18)
of COLLEGEVIEW ADDITION, a subdivision in Harris County, Texas, according to the map or plat thereof,
recorded in Volume 6, Page 44 of the Map Records of Harris County, Texas.
TRACT 4: Lots Ten (10), through Fifteen (15), in Block Fifteen (15) of COLLEGE VIEW ADDITION,
SECTION THREE (3) a subdivision in Harris County, Texas, according to the map or plat thereof, recorded in
Volume 572, Page 33 of the Deed Records of Harris County, Texas.
TRACT 5: A parcel of land containing 1.4367 acres (62,582 square feet), more or less, being Lots 6, 7,8 and
• 9, College View Addition, Block Nineteen (19), as recorded in Volume G, Page 44, Map Records, Harris
County, Texas, and being Lot 9 and a portion of Lot 8, College View Third Addition Block Eighteen (18), as
recorded in Volume 572, Page 33, Deed Records, Harris County, Texas, same being a portion of that certain
tract conveyed from W.D. Haden et aI, to West University Baptist Church, as also being a portion of that
certair~ tract conveyed from W.D. Haden et al to George Lee et aI, Trustees of University Baptist Church, as
recorded in tract being situated in the A.C. Reynolds Survey, Abstract No. 61 in the City of West University
Place, Harris County, Texas, and being more particularly described by metes and bounds on Exhibit "A"
attached hereto and made a part hereof.
TRACT 6: Lot One (1) in Block Nineteen (19) of COLLEGEVIEW ADDITION, a subdivision in Harris
County, Texas, according to the map or plat thereof, recorded in Volume 6, Page 44 of the Map Records of
Harris County, Texas.

Action Requested: Applicant requests a special exception to authorize the existing church and
customary ancillary uses (which may include day care, gymnasium, parking, etc.) in a single-family district,
to grant PNC status for yard encroachments (16 ft. side along Amherst, 5 ft. side next to City's water tank,
and a 5 ft rear. Article 7, Table 7-1: Uses and Article 12, Section 12-102 (e): Acquiring PNC Status/Certain
Yard Encroachments
Applicant requests a variance to allow a side yard setback of 16ft. along the south
side of Lots 6, 7 and 8 in Block 19 (adjoining Amherst St.) and side yard setback of 5 ft along the north side of
: Lots 6, 7 and 8 in Block 19 (adjoining city water tank). Applicant requests a variance to allow a 5 ft rear
setback along the west side of Lot 6, Block 19 (adjacent to city shop building).

floor).
