Notice of Zoning Board of Adjustment Meeting
Notice is hereby given that the Zoning Board of Adjustment (ZBA) of the City of West
University Place, Texas will meet on:
April 21, 2005
Beginning at 6:30 p.m. in the Bill Watson Conference Room of the Municipal Building,
3800 University Boulevard, West University Place, Texas
The subject(s) of the meeting are as follows:

1. Notices, Rules, Etc. Matters relating to notices, rules and meeting procedures, identifying parties,
swearing of wifiesses, etc.
2. Docket No. 05-04. New house at 3936 Marlowe (AppealsNariance/Rehearing)
a. Preliminary matters such as time of filing and deadlines, hearing date, party status, motion for
rehearing (and related "mini-hearing"), new appeals, etc., including suspension(s) of the
rules.
b. (Sarbject to any ruli~zgs oia tlie preliminary matters mentioned above) Public hearing (if
allowe~, deliberation, decisions, interim provisions (including weather and trespasser protection) ,other
action, etc. regarding the following:
~ (1) PNC Status (Framed Area). Matters relating to: ~
(i) t the building official's decision(s) regarding prior-non-conforming (PNC)
status and "framed area" regulations, and a request that the building permit be rescinded
and that the permittee be required to re-permit the work.
, (2) ROW and Building Site. Matters relating to:
(i) the building official's decision(s) regarding the building site and an
easement along the west side of the site; and
(ii) the owner/permittee's request for a variance to consider the easement "as part
of the lot available for the calculation of square footage in determining the `80%'
rule,"( and thereby "the available square footage shall be determined to be 6,000
square feet") and that "the side yard shall be calculated from the property line,
not the inside boundary of the `right of way easement."'
(3) Framed Area & Stories. Matters relating to the building official's decision(s)
regarding suspension of the building permit because of the "framed area" rule
and 2'/z story limit.

3. Docket No. 05-05, House at 6001 Chariotte Street (AppeaWariance)
a. Public hearing regarding the following matters:
(1) Garage Space, Garage doors, or openings. Matters relating to the property owner's
request.for an appeal of a rejection of plans to be allowed to add steel beam in area above
drive'way.
~ (2) Garage Space, Garage doors, or openings. Matters relating to the property owner's
request for a variance to allow structural beam over driveway four feet from garage door,

a. Public hearing regarding the following matters:
(1) Certain Yard Encroachment. Matters relating to the property owner's request for a
special exception to grant PNC status for the structure to project into front yard.3 feet. ~
b. Deliberation, decisions, other action, etc. regarding the preceding matters.
5. Docket No. 05-07, School at 3756 University Boulevard (Variance)
a. Public hearing regarding the following matters:
(1) Building Height Maxi~num. Matters relating to the property owner's request for a
variance to allow new classroom building addition to have a structure height of 44 feet
above the base elevation.
