Notice is hereby given that the Zoning Board of Adjustment (ZBA) of the City of West
University Place, Texas will meet in Regular Session on:
June 17, 2004
Beginning at 6:30 p.m. in the Bill Watson Conference Room of the Municipal Building,
3800 University Boutevard, West University Place, Texas
The subject(s) of the meeting are as follows:

1. Notices, Rules, Etc. Matters relating to notices, rules and meeting procedures, identifying
parties, swearing of witnesses, etc.
2. Public Hearing of Docket 04-02 (Variance). Request for a variance at 5702 Academy to
allow a wood fence that would project into the front five feet of the front yard setback up to
the front street line (Table 7-6, Projections Schedule). The request is for 60 inches of fence
along Bissonnet and 206 inches of fence along Academy.
3. Public Hearing of Docket 04-03 (Special Exception). Request for a special exception at
~ 3636 Rice Boulevard to allow curb cuts exceeding 34' (thirty-four feet) maximum required
within a commercial use to increase safety.
4. Public Hearing of Docket 04-04 (Special Exception & Variance). Request for a special
exception at 2707 Pittsburgh Street to allow that the present encroachment along the East
property line and the encroachment of the Front Yard setback be granted PNC status until
such t ime a s t he r esidence i s r emoved o r a lterations t o the r esidence c ause t heir r emoval.

Request for a variance at 2707 Pittsburgh Street to allow the construction of the proposed
carport that maintains a 3 foot setback from the West property line and projects to a distance
of 54 feet from the front street line. (Article 7, Section 6, Note 5 and Article 7, Section 2,
Note 2)
5. Public Hearing of Docket 04-05 (Special Exception & Variance). Request for a special
exception at 3611 University Blvd to authorize the existing church and customary ancillary
uses (which may include schools, daycare, gymnasium, etc. in a single family district and to
grant PNC status for yard encroachments (9.5' side and 5' rear). (Article 12, Section 12-102
(E), Acquiring PNC status)
Request for a variance at 3611 University Blvd to allow the interior side yard setback of Lot
9 to a 9' setback and of Lot 10 to a 13' setback. (Table 7-2: Yards (or setbacks)
