HomeMy WebLinkAbout09162004 ZBA Notice~ City of ~est Uni~ersity P1ace A Neighborhood City ~ Reeycled Paper NOTICE OF ZONING BOARD OF ADJUSTMENT HEARINC (SPECIAL ADDITIONAL HEARING) • The Zoning Board of Adjushnent ("ZBA") of the City of West University Place, Texas ("City") will hold a public hearing in the Council Chamber of the Municipal Building, 3800 University Boulevard, West University Place, Texas 77005, during a meeting set to begin at 6:30 P.M. on September 16, 2004. The hearing may be recessed and continued to the ZBA meeting set to begin at 6:30 P.1v~. on October 21. 2004 at the same place. The purpose of the hearing is to provide a special, additional opporlunity for interested persons to be heard in relation to the following matter: Address of the site: 3611 University Blvd., West University Place, Texas 77005 Legal destr'iption of the site: Lots (or tracts) 6A, 7, 8, 9, 10A, lOB and 11A, Block 25, West University Place Section 1(First Addition), City of West University Place, Hanis County, Texas Docket No.: Applicant: Action Requested: Applicant requests two special exceprions: (1) to authorize the existing church and customary ancillary uses (which may include schools, daycare, gymnasium, etc.) in a single family district, as provided for in Table 7-1 of the Zoning Ordinance, and (2) to grant prior non-conformir-g (PNC) status for c ertain e xisting b uildings t hat e ncroach i nto y ards ( or "setbacks") along Mercer Street and the adjacent rear property line segment, as allowed by Section 12-102(e) of the Zoning Ordinance. Trustees, West University United Methodist Church • 04-OS Applicant also requests a variance to allow an interi0i Side yard (or "setback") along the east property line of the site, which yard would have a width of about nine feet on Lot 9 and about l3 feet on Lot 10. (Apparently, two existing buildings were built closer to the line than these requested distances, and the Applicant proposes to demolish them and replace them with a new building to be set back the requested distances.) The Zoning Ordinance would require a greater yazd width. Special Hearing Provisions: The ZBA has set this additional hearing to receive evidence from: (1) persons who did not speak at the previous hearing on this matter and (2) persons who spoke at the previous hearing but have new evidence to present or comments on draft documents (proposed decisions and conditions). Applicable regulations include the City's Zoning Ordinance, Chapter 211 of the Texas Local Government Code and the rules of the ZBA.
