• BUILDING AND STANDARDS COMMISSION
REGULAR SESSION
3800 UNIVERSITY BLVD.
THURSDAY, FEBRUARY 4, 1993
6:30 P.M.
The Building and Standards Commission convened in the Municipal
Building, 3800 University Boulevard, in the City of West University
Place, on February 4, 1993, for a Regular Session with the
following regular members present: Drew McManigle - Vice-Chairman,
Craig DuCote, Carolyn Hodgins, Susan Freeman and Alternate Dale
Reid. Also present from the City were Ed Beasley, Building
Official and Susan Thorn, Building Secretary.
HEARING OF RESIDENTS:
None Present
APPROVAL OF MINUTES:
Craig DuCote made motion, seconded by Dale Reid to approve minutes
with minor corrections.
All voting aye.

CONSIDERATION OF PROPERTY LOCATED AT 3201 UNIVERSITY BLVD, LOT 7
AND EAST PART OF LOT 8, WEST UNIVERSITY PLACE ADDITION:
Dr. Jean Cukier, Owner of property, Randy Hickey, Architect for the
project and Tommy Thompsen, Superintendent were present.
Ed Beasley gave the City's point of view. He explained
that the plans were approved by Wayne Perry. The original plans
showed the space between the second floor and the ceiling of the
first floor to be used entirely as a return air plenum. This space
contained plumbing, electrical and combustible materials. This is
a violation of the Mechanical Code and the National Electrical
Code. This was seen as a problem and everything is now ducted.
The only problem now is a local City Amendment requires the return
air grill to be 10 inches above the finished floor. The return air
is now in the ceiling and it would be difficult for the Builder to
move at this point in construction. Mr. Beasley explained that he
had no objection to leaving the return air in the ceiling as
everything has now been ducted.
Carolyn Hodgins made motion to grant the variance according to the
Builder having meet the requirements that the Building Inspector
has asked of the Builder. Being that everything is ducted and that
the only issue is that the return air grill is not 10" above the
• finished floor. This motion was seconded by Dale Reid.

Randy Hickey invited Board Members for a tour of the house on
February 13 at 3:00 p.m. 5aturday.
Craig DuCote made motion seconded by Dale Reid to adjourn the
meeting.
