RE: Proposed Re-Plat for 2715 Bissonnet Street
Comments regarding Proposed Re-Plat
• The City of West University maintains a 10' unrecorded easement along the south property line
of the properties included in the re-plat.This easement splits the south property line.This
easement occupies the same space as the Houston Natural Gas Company Easement.This
easement contains an active sanitary sewer main which provides service to the properties
adjacent to the easement from Wakeforest Street to Kirby Drive.
• The new water main on Bellaire Blvd is under the new roadway and is placed rather deep, it may
be preferable to supply water from water mains located on Wakeforest Street. Cost of these
connections will be to the property developers.
• The notes on the plat call for one (1) 2 inch water tap and for both a 2 inch and a 1.5 inch water
meter.The city does not allow separate irrigation meters to exceed % inches in size and the city
does not allow for irrigation meters to be connected to the same service line as a domestic use
meter. The irrigation meter will require a separate tap.
• Sanitary sewer connections will be to the 6 inch sanitary sewer located in the rear easement
along the south property line or to the sanitary sewer located on Wakeforest Drive.The use of
the sewer may affect the city's determination as to where the connection will be allowed.
Commercial services requiring a grease separator/trap will not be permitted to connect to the 6
inch sewer.
• There is no public ROW containing a sidewalk along Bissonnet Street (the north property line of
this tract). An easement for sidewalk was requested but not granted.
