No building may be located, in whole or in part, in the area bet-
ween a building line and the parallel lot boundary line (with
respect to which the building line is drawn) . However, this does
not prohibit: ( i ) minor projections across a building line, above
ground level, by eaves , cornices , roof extensions and other
architectural details, if the item does not project across the
building line by more than fifteen inches , and ( ii) any other
projection, to the extent, if any, that the projection is
expressly allowed into a setback area (or required yard) of the
same type (e .g . , front, side, rear) by the ordinances , rules and
regulations of a city, town or village within which the property
is located. HOWEVER, IT IS DISTINCTLY PROVIDED THAT THE BUILDING
LINES SHOWN ON THIS PLAT ARE IN ADDITION TO, NOT IN LIEU OF, ALL
