Harris Jr. 6428 Community Drive Houston, Texas 77005 Dear Mr. Harris, According to the real property records of Harris County, you own the real property described in this notice. If you no longer own the property, you must execute an affidavit stating that you no longer own the property and stating the name and last known address of the person who acquired the property from you. The affidavit must be delivered in person or by certified mail, return receipt requested, to this office no later than the 20th day after the date you receive this notice. If you do not send the affidavit, it will be presumed that you own the property described in this notice even if you do not. This letter,pursuant to chapter 54 of the Local Government code, is to inform you that the property at 6428 Community is in a state of disrepair and needs to be attended to as soon as possible. Specifically, the grass has grown to a height of over 10", there is trash and debris around the front of the house and in the garage,parts of the house are starting to fall off, and the general condition of the property is in such a state that it is unfit for habitation and poses a hazard to the community. The conditions of the property at 6428 Community are being scheduled for review by the Building Standards Commission as defined in the City's Code of Ordinances Chapter 6, Subchapter E. with the intent to have the building demolished. This review will be on Thursday, September 4, 2003 at 6:00 p.m. It is highly recommended that you attend this meeting as it will have direct impact on the future of your property. There are alleged to be conditions on the Property that are dangerous, substandard or in violation of an ordinance. Such conditions are generally described as follows: (a) Damage. There is damage by wind, water intrusion, mold and insects to both house and garage (affecting roofs, walls, siding and interiors) so as to be dangerous to life, safety, morals or the general health and welfare of the occupants or people of the city. (b) Dilapidation, Decay. There is dilapidation or decay in the roofs, siding, interior walls and ceilings of both house and garage, and there are unsafe or unsanitary conditions inside and surrounding both buildings, including large accumulations of trash and debris. The house, if used as a residence, utterly fails to provide the amenities essential to decent living making it unfit for human habitation and is likely to cause sickness or disease , so as to work injury to the health, morals, safety or general welfare of any occupant. (c) Parts Attached. There are parts attached (including siding, portions of walls and ceilings of both house and garage) that may fall or collapse (d) Doors or Openings. Both buildings are unoccupied and are capable of being entered through unlocked doors or unsecured openings. (e) Housing Code. There are numerous violations of the Standard Housing Code (1997 Ed.), including Section 305.2 (exterior walls with holes, breaks, etc.), Section 305.3.1 (roofs not structurally sound, etc.), Section 305.3.2 (portions of roof not complete or deteriorated), Section 305.7 (windows not weathertight, etc.), Section 305.8 (windows not glazed), Section 305.9 (sashes not weathertight), Section 305.13 (screens ripped or torn), Section 305.14 (exterior wood surfaces not protected from elements), Section 305.15 (garage not maintained), and Section 305.16 (floors, walls, ceilings not rodent proof). 1 . • • The Building Official requests that: (1) a hearing on this matter be set before the BSC, (2) notice be given to the respondents, (3) the BSC issue appropriate orders under Subchapter C of Chapter 54 of the Texas Local Government Code to alleviate, remedy and abate the conditions alleged to exist.
