Debbie Scarcella, City Planner gave the
background and staff response as follows:
The zoning regulations require that in a single
family zoning district,there must be at least two
garage parking spaces per dwelling. At least one
additional parking space must be located between
the garage and the public right of way without
blocking a public walkway. The applicant
believes that there will be room for at least three
parking spaces between the end of the driveway
and the front building line,therefore no increase in
on-street parking will occur. The zoning
regulations also require that if a principal structure
is located within the rear yard setback(rear twenty
feet of the property); at least 51%of the structure
located within the rear yard must be garage space.
The applicant is requesting they be allowed to
construct 100%habitable space in the rear yard.

The ZBA suspended and continued the hearing
on this application at the May 20 meeting. The
applicant was asked to look at ways to better
