HomeMy WebLinkAbout04212011 ZBA Notice 2011-01 Op City of West University Place A Neighborhood City CI Recycled Paper NOTICE OF ZONING BOARD OF ADJUSTMENT HEARING The Zoning Board of Adjustment("ZBA")of the City of West University Place,Texas("City")will hold a public hearing in the Bill Watson Conference Room of the Municipal Building, 3800 University Boulevard,City of West University Place,Texas 77005,during a meeting set to begin at 6:30 P.M. on April 21, 2011. The hearing may be recessed and continued to a ZBA meeting set to begin at 6:30 P.M.on May 19,2011. The purpose of the hearing is to provide an opportunity for all persons to be heard in relation to the following matter: Address of the site: 2932 Wroxton, West University Place, Texas 77005 Legal description of the site: Lot Seventeen(17)in block Two(2)of Monticello Addition, an addition in Harris County, Texas according to the map or plat thereof recorded in Volume 7, Page 53 of the Map Records of Harris County, Texas. Docket No.: 2011-01 Applicant: Vernon H. Tyger III Background: The applicant owns a building site containing a residence and detached garage with habitable space above the garage originally constructed prior to 1987. The habitable space above the garage meets the definition of a dwelling. In 1987, Prior Non-Conforming (PNC) status was acquired for the garage structure, and was subsequently lost in 1997 through passage of time. The structures have not been occupied for many years. The applicant has applied for a permit to remodel both structures, but the site is located in Single Family District 3 (SFD-3), which does not permit more than one dwelling per building site. SFD-3 does permit an accessory quarter if it is located within the principal structure (residence). Action Requested: The applicant requests relief from Article 2, Definitions and Tables 7-4a and 7-4b of Appendix A (Zoning Ordinance) of the Code of Ordinances of the City of West University Place through a variance to: (1) consider the current dwelling unit above the garage as an "accessory quarters"; (2) allow the dwelling to continue to exist above the garage and not be 3800 University Boulevard • West University Place, Texas 77005-2899 • 713.668.4441 • www.westu.org Notice of Zoning Board of Adjustment - 2 - located within a principal building used for residential purposes, and (3) allow the dwelling to exceed 600 square feet gross floor area, as currently exists. Applicable regulations include the City's Zoning Ordinance,Chapter 211 of the Texas Local Government Code and the rules of the ZBA.
