NOTICE OF ZONING BOARD OF ADJUSTMENT HEARING
The Zoning Board of Adjustment ("ZBA") of the City of West University Place, Texas ("City") will
hold a public hearing in the Council Chambers of the Municipal Building, 3800 University
Boulevard, City of West University Place, Texas 77005, during a meeting set to begin at 6:30 P.M.
on Au2ustl7, 2006. The hearing may be recessed and continued to a ZBA meeting set to begin at
6:30 P.M. on September 21, 2006. The purpose of the hearing is to provide an opportunity for all
persons to be heard in relation to the following matter:
Address of the site: 2803 Sunset Boulevard, West University Place, Texas 77005
Legal description of the site: Lot Sixteen (16), in Block Nine (9) ofMonticello, an addition in Harris"
County, Texas according to the map or plat thereof recorded in Volume 7, Page 53 of the Map Records of
Harris County, Texas.
Docket No.: 06-05 Applicant: Andrew Sullo
Action Requested: Applicant intends to build a new house. Applicant requests variances from
zoning ordinance regulations to allow: (a) reducing the minimum side yard (or'setback') width
to three feet, on both sides; (b) increasing the maximum framed area of buildings on the site to
4,000 square feet (84.21 % of the area of the site); (c ) reducing minimum open area of the rear
yard (to 40%) and of the whole building site (to 30%); and (d) reducing the setback for a garage
door facing the side street to seven feet, with a reduced open area requirement above the
driveway (five feet from side street line).
Applicable regulations include the City's Zoning Ordinance, Chapter 211 of the Texas Local Government
Code and the rules of the ZBA. Additional details on such matters, as well as, the applicable
regulations are available for public inspection in the Public Works Center, 3826 Amherst, West
University Place, 77005. Any person interested in such matters should attend the hearings.
