Notice of Zoning Board of Adjustment Meeting
Notice is hereby given that the Zoning Board of Adjustment (ZBA) of the City of West
University Place, Texas will meet on:
September 21, 2006
Beginning at 6:30 p.m. in the Council Chambers of the Municipal Building,
3800 University Boulevard, West University Place, Texas
The subject(s) of the meeting are as follows:

1. Notices, Rules, Etc. Matters relating to notices, rules and meeting procedures, identifying parties,
swearing of witnesses, etc.
2. Docket No. 06-05, House at 2803 Sunset Boulevard, West University Place, Texas 77005
(Variances- multiple requests)
a. Public hearing (continued from prior meeting) regarding the following matters:
Applicant intends to build a new house. Applicant requests variances from zoning
ordinance regulations to allow: (a) reducing the minimum side yard (or 'setback') width
to three feet, on both sides; (b) increasing the maximum framed area of buildings on the
site to 4,000 square feet (84.21% of the area of the site); (c ) reducing minimum open
area of the rear yard (to 40%) and of the whole building site (to 30%); and (d) reducing
the setback for a garage door facing the side street to seven feet, with a reduced open area
requirement above the driveway (five feet from side street line).
b. Deliberation, decisions, other action, etc. regarding the preceding matters (continued from
prior meeting).
3. Docket No. 06-03, Commercial Business at 5410 Kirby Drive, West University Place, Texas
77005 (Special Exception).
a. Deliberation, decisions, final orders, other action, etc. regarding the following
matter: Drive-thru, Medium Commercial Use. Applicant requested a special
exception to allow a medium commercial use in a commercial district, to allow
the use of a drive-thru.
4. Docket No. 06-06 House at 3908 Browning Street, West University Place, Texas 77005
(Variance)
a. Public hearing regarding the following matters:
HVAC units in rear yard. Matters relating the property owner'srequest for a variance to
replace HVAC units in their pre-existing location (more than 15 inches above the
ground) in the rear yard.
b. Deliberation, decisions, other action, etc. regarding the preceding matters.
5. Meeting Minutes. Matters relating to the approval of minutes from the meetings held on
April 20, 2006, July 20, 2006 and August 17, 2006.

BUILDING. SPECIALLY MARKED PARKING SPACES ARE AVAILABLE IN THE PARKING LOT
ADJOINING UNIVERSITY BOULEVARD.
